This is great news for that lot! I can’t wait to findout what brand it’ll be…I’m assuming another IHG…maybe just a smaller Kimpton? And will it share parking with the Hotel Indigo? Doesn’t look like there’s any parking built in.

Bottom 2 floors called out as precast concrete. Really curious how this is going to look.

I’d guess they’re just planning to eventually have all hotel parking enter from the little pocket street there and then MAYBE they’ll add-on to the Hillsborough St facing side of the Hilton deck for some ground floor retail (??)

They only did it because of tax breaks. It isn’t “historic” compared to other buildings in the city. Once they build this new hotel they can have the historic status removed and tear it down.

Is that something we have precedent for?

So instead of tearing down the hotel and building a new one because it’s too expensive, they’re renovating the hotel and then building a new hotel literally on the same lot? That’s insane but bring it on!

I bet it will be a kimpton. They seemed pretty invested in making a Raleigh location. This feels good, downtown is starting to have more momentum than any time since pre COVID!

Understandable confusion that the early December action taken by City Council designated the building as a Raleigh Historic Landmark.

The property is now evidently working through a National Registry designation application which includes next week’s recommendation from the HDC after making the required findings.

City’s designation provides some level of protection and perhaps some tax relief and other benefits. National Registry designation would provide more of both.

And next week’s HDC action is just a step along the way in the National Registry’s process which probably requires Council’s recommendation. It is likely Council seeking HDC’s recommendation not the Registry.

It’s a process. Very little in doubt.

I don’t know about others, but I am completely surprised that there will be a second hotel building on the empty lot next door. This is very intriguing. As for the two buildings side by side, I suppose that the second building needed to be ordinary and demure since it’s sitting side by side with the hair curler.

In 2019 when I was developing hotels, the market was showing a huge demand and limited supply. Then COVID messed up the forecast, but with the new Red Hat Amphitheater, convention center expansion, and just overall growth of Raleigh - a “dual branded” IHG property will probably work out well even with the OMNI.

I think that I’ve heard in the past that available rooms that are walkable to the center have been a barrier to getting bigger conventions. Building more rooms at the same time that we are expanding the convention center seems like a win/win for the city.

as a raleigh native (69), and im just two ears and two eyes, the build, like harrelson used to be on campus, like the old water garden on 70w had some meaning to citizens. on a recent trip back to raleigh coming down capital fom the north the ciricular bldg had some distinction to the taller stuff behind it. stayed at lognleaf that weekend and had a pleasant experience. maybe a kimptonish box is what most desire??

I wonder if the newly built hotel would be an Intercontinental. The reason I say that is because it sometimes very good to have 2 brands of the same hotel family next to each other. Since the Hotel Indigo is an IHG property, maybe this one will be too. Or maybe a Kimpton since they are already in Winston and Charlotte. https://www.ihg.com/content/us/en/about/brands?

This is pretty great news if we end up getting a nice, new hotel AND keeping the quirky and somewhat interesting old one!

I’ll be very interested to see what the new hotel will be branded as. Hopefully either a Kimpton or Intercontinental.
