Yeah did 3 different developers from 3 different projects all come to Raleigh just to discuss their projects with each other or what? Maybe there really is a secret cabal of developers working to transform our little city!

Also, refresh my memory, what is the original time frame for the Kimpton and demo of the Holiday Inn? Glad to see those timelines haven’t slipped, as they do with many projects.

Speaking of the Holiday Inn. I was just at The Willard last night, and you can no longer see the Holiday Inn with 400H blocking your view.

Now THERE’S an attractive render. Not a parking deck in sight- because it’s WRAPPED and/or THOUGHTFULLY SCREENED as they all should be.

True. But to be fair, the site dimensions are a bit easier to work with on this one (vs 330 W Hargett).

Yes they are but also nah- it’s very possible to thoughtfully wrap a deck like 400H will be doing (glass, just like PNC Tower). They’re just taking the cheapest route possible with 330 W Hargett. I will never, ever, not bitch about raw concrete parking decks. I don’t care about “mesh” screening. It looks cheap no matter what material they use. But on THIS building (Kimpton) - I love the new render you’ve shared. The shorter apt building that takes the whole footprint appears to be clad with ONE exterior material vs the hodgepodge of random shit that J.Davis is known for, with the dark grey top floor to add some visual interest without overdoing it, then the simple glass tower rising up from only part of the footprint gives it some dynamics. THIS is a good use of the land. Super glad there will soon no longer be a GRAVEL PARKING LOT directly up against the main thoroughfare into the city from the North (Dawson) :rofl:

Just speculation on my part, but it’s possible the developers were invited to come scope out the sites where the city is soliciting proposals to build a Convention Center Hotel and a mixed-use tower. The RFI’s were due a couple of months ago on August 19, from which the city would select a short list of developers that would be invited to submit an RFP. There’s a thread for this topic.

And then Second Empire is immediately to the left of Taverna Agora. Someone correct me if I’m wrong, but I believe the Second Empire building is designated historic (? And even if not, is owned by Empire Properties who notoriously- and thankfully- buys up historic buildings with explicit purpose of renovating and preserving them) which leads me to believe that neither it nor the Taverna Agora building will be going anywhere.

EDIT: I was incorrect, not owned by Empire Eats/Greg Hatem, but IS on the Historic registry :pray:

Yes, the Dodd-Hindsdale house is historic registry. We were lucking it didn’t come down considering the poor shape it was in during the 1980s. (please correct me if I’ve got the right name. I am between classes here, lol)
