Another loss for naturally occurring affordable housing. These are replacing duplexes.

Definitely would like to see more townhome developments at least pop up in town. They could still be very nice while increasing density and also being more affordable.
I haven’t really seen any new duplexes here? Is that popular here? I don’t want to see this city become Atlanta where only the rich can live in town

ITB there have been about ~15 new duplexes in the last 10 years. I saw about 12 a year torn down and replaced with SFHs from 2018-2019.

They make really nice duplexes these days. I wonder why more don’t go for them. I’m sure some of it is zoning. I need to dive more into that

The duplexes look perfectly fine. They probably need updating on the interiors, but they certainly didn’t need to be torn down.
My family neighborhood in north Raleigh has a long line of duplexes as you enter from Falls of Neuse Rd.

They are. I can’t recall how many were there or if they were even being lived in though.

It should be noted that there has been a lot of affordable housing added or renovated within a block of these. The low income apartments next door were recently renovated and there are large multi-phase affordable apartment complexes on Raleigh Blvd.

I was able to snap a picture on our walk to Transfer last night. I’m glad this corner area is finally seeing some movement, it has remained vacant for nearly 3 years. I’m curious if they will build the driveway entrance off Walser Place?

Also someone asked why more duplexes aren’t built, I’m guessing developers are gun-shy after seeing some recent rezoning denials from the city with responses like : “would facilitate the replacement of naturally recurring affordable housing with housing that is incompatible with incomes in the neighborhood”
Why waste your time when you could just redevelop one property at a time and leave the city out of it?

I believe the current construction effort is for a SFH being developed by the same guy as the adjacent 4 piece TH on Alston St. The pictured lot only has frontage on Walser Pl. I haven’t seen any plans for the current build. I get the sense that Two Apples LLC, the listed owner/developer is a bit of a part-timer given the pace. It will really liven up that corner though - looking forward to seeing more progress.

Meanwhile, 2 blocks north on Hargett, the existing home on this 0.4 AC lot has been demolished. If current development approvals and subdivisions are accurate, it would seem to be another 4 piece TH.

The lot is a good size, but the current configuration and variance for 2 driveways makes it feel very compact.

Humm a corrugated shipping container. Maybe metal trash cans are next.

I was just about to say that, coming from SF in 2005. I know of a 1950’s 1300 sqft ranch in Oakland that sold for that amount in 2005.

Raleigh was just listed as the third most competitive housing market in the USA. We have some friends looking to buy a house and they went to an open house that had 200 people for a house that got 36 offers 2 weeks ago. These are the most competitive housing markets in the US: LendingTree

Would you ever consider doing any analysis on the area west of 440 basically the Western Blvd corridor? I see lots of construction in that area and wonder how it stacks up to those other ITB areas.

1000 SF house in 5 Points was recently listed for $425,000, received 17 offers and sold for $525,000 = $525/SF

The offer was CASH btw

The house we just closed on had 20 offers on it after being on the market for 18 hours. Fortunately we went over asking price and had an aggressive buyer’s agent who got us in on the first day of showings.

We were talking to our realtor recently. Surprisingly, the majority of the bigger purchases have been coming from the West Coast. And it’s not just California, but Washington state also. Even more so than the typical wave from the Northeast.

Which leads me to something I think would be interesting… is there an easy way to conduct a poll on here to see where users grew up? I’m thinking “grew up” would be better than “where moved from” as many of us bounced around before settling here.
