I’ve been told that 114 Summit is almost done and will be put on market for $900k. Now I understand what the asking price and final price are 2 different things. But, I’m still surprised at the prices around me. My “make me move” price is increasing. Lol.
Anyone know the plans for this lot that Boardwalk Dev owns at the corner of Colleton and Tudor. Walk by today and thought they might just be replacing 2 smaller homes with 2 bigger homes. Is the lot big enough for townhomes on each side with a middle driveway. Would have rather seen that.

Probably. Seems like that is their business model pretty much. Just a bummer that they got a hold of 2 lots and might just put in 2 SFHs when they can probably do much more now.
They’re putting in 3 homes similar to the two the just built across the street.

Just saw this, this is an excellent proposal for this area.
These are going to be quite large. It appears that they are ~30ft square. 900 sf x 4 + a roof deck is huge, even if you consider that the ground floor is mostly garage.
The address is misleading when you search for 921 MLK its near the MLK gardens, but when you look a the plans and the name of the development “Quarry-State Buildings”. The lots sits between S. State St and Quarry St.
This will be a huge improvement from what’s currently here.
Some new houses in Olde East from 2022 all surrounding the Davie, Alston, Cabarrus, Haywood block.
I will be interested to see how the first house with the brick front one finishes out.

Wow, yeah. I need to check out that first one once it’s finished. It’s like they built right up to their front setback and added a roof patio.
That first one doesn’t even look like a single house. It looks like 2 totally different houses pushed together from this photo.
Your third picture, the black house on Cabarrus, is our new favorite to walk past. It’s unique use of space and has really filled in that corner. The one next to it, your last photo, was just list for $1.1M, but I doubt it will sell for that price.

I am a fan of that one, too. There’s a few clunky elements but I was interested to see how much excavation they did into the hillside. No site parking either.
The brick mashup one is near the corner of Haywood and Davie. I get the feeling they were intending for it to look like an addition off the back of an existing brick commercial building. The lack of variation in the plane were they meet looks a bit strange, as does the gable roof termination… but a cool idea.
Yea, no garage would be a deal breaker for me, there is a tiny parking pad, but it’s small. It just got listed this morning for $1.25M. That’s a little steep, but 3,400 square feet downtown is rare.
It almost looks like a giant house-boat.
Could be a difficult sell. No garage no yard. Still a lot of original houses on that end of Cabarrus so views can be junky. Square foot price is good. Might be a good alternative to a similar priced townhome imo.
I’d “flex” that flex room into a garage.
