I can tell you that prefab for conventional 5/1 is definitely not cheaper. Depending on the high and complexity will dictate how you build it but wood is 1000% cheaper. We underwrite new deals all the time and wood construction comes out on top for low rise construction. ll
I’m sure that’s true, but wonder if part of the issue is lack of competition in the pre-fab market, and GCs not knowing how to capitalize on the time savings

I was trying to ascertain this from MisfitFighter’s overhead shot, but this confirms that they’re very close to fully enclosing this building. This has been such a fast and interesting project that they got me hooked on the main building and now I’m interested in a parking deck build.

it is such a tough topic. It’s hard to be able to sell to our financial partners a $1M-$5M increase in pricing just to shave a couple of months on our schedule. It really becomes competitive 6 plus floors when prefab could substantially be cheaper than cast in place concrete. Also even if you pay additional dollars to save time, it will really come down to mother nature and material lead times which have affected all construction projects nationally(specifically electrical components).
Also, some developers don’t want to take the risk simply because they have been executing so well in their business plans.
The largest buildings in Key West are owned by Carnival, Virgin, Celebrity, MSC etc. You can see a list of their arrivals and departures here. In fact we’ll have approx 3,500 new “temporary residents” arriving at 08:00 tomorrow!

I hear locals don’t even visit Miami Beach on spring break. So that’s interesting.
