36-story apartment building moving to the next step, ASR submitted to the city⌠should see plans online sometime next week I guess.
But what about the shadows?!
Considering this is such a small footprint, Iâm assuming we wont see a Texas doughnut style parking pedestal. Should be one big massing all the way up 36 floors, this is huge!
This is next to the Berkeley, right? 36 stories there is gonna be awesome. Happily surprised this is actually moving forward finally, after all the ups and downs of this location.

Iâm mostly interested to know they ARE NOT using the Berkeley lot for the parking pedestal.
Our good friend was right on the money so to speak on this super project back in February when he let us know that this project would happen soon! This individual loves this site!
More apartments??!! At one time this site was rumored to be building condos. Sad face. Sigh. But I am glad to see it developed to 36 stories.

I just want my cake AND eat it too. LOL. I am really ok with the apts. But if it was a perfect world, we would have condos and keep the Berkley indefinitely.
And something like this is probably easier to finance and build as apartments, but may later be able to be converted to condos. Theyâre going to be here for a long time!
Hopefully this thing is designed well because 36 stories on that elevation in downtown is going to stand outâŚhopefully well and not as a sore thumb
Iâm eagerly awaiting the renderings for this reason! Will this be the tallest new building downtown since PNC (RBC) was completed?
Since theyâre apartments, but pretty nice ones, Iâm thinking weâre getting something bland but tasteful (like the Eastern at North Hills but probably less glassy). Which is fine. As long as we donât get an overwhelming parking podium facing the square.
Well now thatâs exactly what weâre gonna get.
Hope our design guidelines will at least require street level retail at the pedestrian level and also screening with an aesthetic element above for the remainder of that podium.
Small scale retail requires minimal depth so only a slight loss of parking to provide that mixed use element.
Also give me a 7th level terrace bar over looking the park please.
