• RTP – between RTF and Alexandria REIT there’s ample land, enthusiasm about having a clinical anchor, and capability to deliver a turnkey project, but it depends on a yet-to-be-finalized rezoning to unlock both buildable square footage and ability to have on-campus ancillary commercial.

I’d forgotten that PBS NC wants to move out of its 108-acre RTP campus, which happens to be (1) owned by the state, (2) surrounded by Alexandria REIT owned land, with access from four-lane Moore Dr., (3) recently rezoned. The site is large enough to develop in phases while PBS NC builds out elsewhere; the two smaller buildings at the southwest corner of the site (NCSEAA and a day care) are already vacant.
