Sounds like maybe we need this new education building more than we think. ![]()
But wHaTAbOutThEShAdOwS?!
If this is only going to be 7 floors, like it has been speculated, then the beams on the far right would top this building out, right?
8 steel framed floors above the parking level on the nearer side we’re looking at, plus a mechanical penhtouse. The far end is 6 floors.
That’s what I was assuming so from the highest street level one concrete plus 8 steel plus mechanical. So it will appear 10 plots in height.
The concrete level isn’t above grade on the high side (Jones st). From Lane St it will be 10 total up from the sidewalk, but the mechanical penthouse probably won’t show from street level.
How do you know all this?
SHOW US THE RENDERS!!! I’m onto you!!! ![]()
You coming to the meetup tomorrow?
I have tried in vain for years to get Jake to come to one. He always breaks my heart ![]()
I never realized I was so desired ![]()
If he breaks your heart, wouldn’t it be that you’ve been trying in “vein”?
this frontage is definitely starting to make an impact on the drive in from the north on capital. you get multiple peeks at it as you approach dawson street.
I haven’t come to downtown that way recently, but I want to check it out. Maybe this long weekend if it doesn’t snow (or even if it does)…
Based on previous comments from @mmodlin - 3 more stories to go on the far corner (closest to Dawson) ?
Yeah I guess 2 plus mechanical topper.

This is an appropriate height for a building in Raleigh, going high rise causes increased cost both for construction and on-going maintenance. If the entire downtown was high-rise, the city would feel uncomfortable because it looses the human scale. Some of the most amazing cities to walk are not 20 and 30 story buildings, a lot of great neighborhoods even in Manhattan are not 10 stories. Obviously street level activation is critical, but I don’t think the state’s public buildings want to be retail landlords in any capacity unfortunately.
That’s why the overall success of Seaboard and the planned development around it, is crucial. It would be nice, if the state sold more of their parking lots to be redeveloped into apartment complexes (similar to Elan City Center). The current pedestrian experience is dreadful at best.
That’s why we need to kick the General Assembly leadership out on their ass! They’re unaccountable hayseeds running the capital district by fiat.
