Judging by that square foot label + overlaying this onto google maps and measuring it, it seems to be 18ish stories if there are no setbacks anywhere

I will say that a lot of the construction activity at the site appears to be for structured parking which for a site of this size means a large amount of spaces. Given that a significant portion of Raleigh workers commute from the suburbs, this should provide sufficient parking needs as the city continues its transition to a more balanced live/work/play urban core. Basically, we can’t skip having parking as the city transforms into a balanced place with both residential and commercial, but given that there was a surface parked lot prior, this is a step in the right direction. Theoretically over time future buildings will continue to need less and less parking (timeframe of decades) and density will be prominent.

This is true. Even Manhattan continues to have parking garages.
The one thing that concerns me about this project is that it’s not going to get anywhere close to maximizing its site, and will result in a project that’s not terribly urban in nature.

…including ZERO ground floor activation. I hate this project already so I won’t even be disappointed when it’s finished and inevitably sucks.

I still heard it is about 7 or 8 stories not any taller. I would hope it would ground floor retail but highly doubt it but that is a shame. Even a coffee shop to serve the employees and public would be great.

I have to find one to park in this weekend. Wish me luck!

Nope. Zero ground floor retail. The head honcho of this project already said so, “the state doesn’t need to be involved in leasing” or something along those lines. He’s short sighted and I hate him.

There will be parking available to you downtown, but it might be the exact space that you want. This is no different to going to Walmart. There will be a space for you, but might not be in the front row.

Governor McCrory from Charlotte tried to change that attitude when he was Governor but the state bureaucrats stopped him. It is a shame.

I’m sure you’re right but I’m interested how that lines up with the square feet figure of 726K they provided on that plan (maybe they’re counting underground parking or something?)

Believe or not I have seen people count parking garages and so forth because it part of the structure. I dont know I was just told it was 7-8 stories and not much taller. And this person would know. Especially with contractors they will talk about the total square footage as opposed to a developer who would only quote leasable square footage. I know this is state owned but who knows. I could tell if I could see this plan LOL.

Honestly 7 stories of modern office space here will be impactful and probably look pretty decent, even if it’s not what we want in terms of height, street level activation, or whole block use.

On that note, I did manage to get some drive-by pictures from street level this past weekend. Even at 2 stories above the parking pedestal, it’s going to have an impact on day to day travelers, pedestrian or otherwise.
