Peace Street Condos

I look at this building and bemoan the lifeboat balconies like are on 222 Glenwood or on PNC.

This is taking forever. Someone on this forum is a future resident I think. Any completion date given?

If you could clad it like the Fitzroy in NYC, absolutely.

Sure, and charge $10m for a penthouse.

Yup thatā€™s me. The current estimated completion date is October/November. When I had my walkthrough last week they were installing plumbing & electric. They also mentioned the current delay was because of the material being used for the rooftop patios. Itā€™s on back order so they had to pivot to another material. Personally I just hope to be in by the end of the year.

Thatā€™s a good expectation to set for yourself

It sucks that the completion date drifted past the low interest rate period. Did they let you lock in for months?

Yeah it would have been nice to lock in back when rates were in the 3ā€™s. Now that weā€™re hopefully within 6 months Iā€™ve been debating on an extended rate lock. Either way Iā€™ll be refinancing when rates go back down.

Thatā€™s too bad about the delays. It is obviously happening everywhere these days with all the supply chain and labor issues.

These look like they are going to be great once you are able to move in!

There are other issues going on here as well. Because of the slowness, they have also been hit with cost increases repeatedly which causes them to pivot and itā€™s just a whole domino affect. Last I heard, there were issues with gasline placement. Something about too close to the property line for the meters or something so they had to move them somewhere else but the gas company had problems with that spot. Itā€™s just endless problems on this one.

Iā€™m curious what the interior looks like. Thatā€™s going to be a better gauge of when this will be complete. If the interior walls arenā€™t up and finishes havenā€™t started, then itā€™s a long way out. 6 months would be generous, imo.

When I passed by earlier, looked like the interior walls / framing was done, but the drywall and finishes hadnā€™t started.

Apologies for the sickos photo quality - as you can tell in the picture, the light turned green as I opened my camera app!

More beige and brick, but this one is at least pretty attractive. Ground floor retail spaces look quite inviting too, which is nice!

Glad to see this project getting closer to being finished. Seems to be taking forever!

This lot seemed so much smaller when it was undeveloped. Crazy how a building on the lot made it feel bigger.

More empty retail. Canā€™t park there.

Itā€™s Glenwood South and right next to a residential neighborhood. People live there.

Possibly. We must place a wager then on how long it takes to fully lease these spaces. 1 year from now and they are still vacant you must acknowledge that I am always right , and like all my posts indefinitely.
