You can really notice the presence when you’re sitting upstairs at the Raleigh Beer Garden. Same with the Smoky Hollow development. Albeit when I saw it over the summer it was still green and not beigy now so it REALLY stood out

Nah, that Starbucks attracts the commute crowd in the morning even with no drive thru. They would be dumb to move. Bizzzzzzzzznuss cut in half or more .
Hmmmm idk, the amount of $$ they could get for the land alone would probably be worth it. Sitting on that lot forever certainly won’t be profitable in the long run.

They might sell it but will not move next door. Move to seaboard station would work better for them. Seaboard could be the chain restaurant place. Urban Olive Garden. Destination for the masses .
I think Hoffman’s shooting for a more upmarket development there, which makes sense with the apartment prices they’re asking and getting, and being a pleasant walk from big parts of Oakwood and Mordecai if you’re not a huge wimp. Think more like Cava for lunch, or some nice regional group for dinner options.

Chains can pay the high rents. Can only get so many Oakwood stroller pushers for $10 craaaft beers. They have to walk by 5 other places like that on the way first.
Seaboard will have better traffic management. People are willing to break traffic laws to drive to the Starbucks on Peace Street.
That starbucks would make a killin’ if it moved into that retail space in Peace Apartments (SmoHo phase 1) on the corner just as you’re getting off of Capital

This is actually a leased spot, unfortunately there will be no Starbucks there. It’s where Heat Studios is moving into once they get kicked out of their current space.
I’m looking forward to Raleigh’s future with dense buildings and everyone just driving from one to the other and to the others. Let’s get rid of the sidewalks and convert them all to parking since everyone is going to arrive everywhere by car.
Anyone know what’s up with these condos? They seem close to done, but work seems to have heavily stalled
The builder has run into everyone’s favorite thing to put blame on…supply chain issues, specifically electrical components. They are currently scheduled to be completed sometime this summer.
It’s insane that these things aren’t done yet.
Tell me about it, I signed my contract in Sept. 2020. Ready for it to finish up…
