No. It’s a 40-story rezoning with conditions. So you can build a 40-story building but it can only have 35 stories or less. Makes sense right?

Too bad they didn’t really fund any of the money to make it a real park. One day! Still beautiful views of all of Raleigh from up there, though.
EDIT: Can we get Raleigh Development II LLC to chip in for the park, please and thank you! It’ll increase their value, I promise (I don’t actually promise because I have no expert knowledge on this haha).
Really think someone will privately fund the park and that’s why they pulled it out the funding mechanism.
What’s a few million for someone when they’re building a big tower nearby.
I agree. I’d be floored if this doesn’t happen. West St could be the epicenter of the city in 10 years, so much potential.
Make funding the park a condition of the rezoning and we get both the density and height at that key parcel, and neighborhood park.
I have a feeling that the city can’t require, or seem to be requiring, funding for a specific park. Seems like that would get into some very murky legal land. However, yes, it’s quite possible the city already knows that someone is happy to give money for it, so they’re not to worried about it.
Additionally, the developers of these parcels have included the following two conditions:
- Upon development of the subject properties as reflected in a Tier 3 administrative site review, the properties shall include pedestrian connectivity along the eastern boundary of the site.
- Upon development of the subject properties as reflected in a Tier 3 administrative site review, there shall be a minimum 2500 sq ft of outdoor amenity area meeting the urban plaza standards contained in UDO Section 1.5.3.C situated along Peace Street and/or the adjacent city owned parcel.
The developers are offering a pedestrian connection to the future D*******x Meadows Park as well as an outdoor amenity area adjacent to the park, or near the entrance on Peace Street. Very happy these two conditions are being offered from the get-go.
Anyone have any idea whats going in at the big demo site at Wade Ave and Dixie Trail (looks like it’s 3005 Wade and a couple neighbors)?
Hoping its some more density - found an ASR floating around for townhouses there, but it’s from 2013 and I think a different combination of lots.
Isn’t this the project that was shared the other day in a different thread? It shows a project of tracts assembled all the way to Oberry Street while the Wade Ave. parcels lose their curb cuts.
You are way better at this, but added a couple others… and wow this doesn’t even include Glenwood South/Smoky Hollow & Park City/Lake Wheeler districts! Kinda also makes that hole at Nexus stick out even more.
