Prince Hall Historic District

I thought this hotel was discussed somewhere else on the site but I couldn’t easily find it. I wanted to mention that in tonight’s CC meeting as a side note during the Bloodworth/Cabarrus rezoning (also in the Prince Hall Historic District), it was suggested this hotel will break ground this year. Take that for what it’s worth but seemed to come from someone with good intel.

423 S Blount rezoning

The Property is currently zoned Downtown Mixed Use up to three stories with an Urban General Frontage, located within the South Park Historic District, (DX-3-UG-(HOD-G)), and is proposed to be rezoned to Downtown Mixed Use up to twelve stories with an Urban General frontage, (DX-12-UG), and removal of the Historic District (HOD-G).

Taking the Historic District tag off that one seems more than fine. Build 'er up.

Can it take the McLaurin parking with it up to 12 stories ??

Right, currently a gravel parking lot. Funny how that got a historic designation, but not 100 year old buildings like the Goodnight’s building, or Berkley Cafe…

It’s a historic dirt lot, to remind us how our ancestors used to live.

In fairness, the gravel used for that parking lot comes from rocks that are millions upon millions of years old. Talk about historic. Checkmate!

Looks like the zoning meeting is now tonight at Chavis Center.

It looks like construction is starting on the town homes to be built on the Southeast corner of S Bloodworth an E Cabarrus.

That’s what I want to see: more vacant lots getting rezoned and developed!

Looks like they posted the meeting notes for 423 S Blount here:

https://cityofraleigh0drupal.blob.core.usgovcloudapi.net/drupal-prod/COR22/Z-072-22.pdf

That pdf also gave a contact so I reached out to him to see if he had more info on the project. He responded with the following info:

The first neighborhood meeting for 423 S. Blount St. was relatively brief and did not include any solidified plans. The applicant as you have found is requesting 12 stories, up from the 3 stories currently allowed. During the first meeting there were preliminary discussions about plans with the site including but not limited to food, hotel, businesses, and other similar amenities and uses. You can expect a 2nd neighborhood meeting in the near future, where you’ll be able to get a better understanding of the request and provide any thoughts.

Additionally, there was talk of assisting the Prince Hall Masonic Temple next door in renovations.

423 S. Blount rezoning request was deemed “Incomplete: requires additional materials” so it looks like they’ve got some work to do:

Darn! Well, hoping the put something through soon. 12 stories is very high for that area of downtown, so I’m definitely interested in what they’re planning!

The Hotel Project for 603 South Wilmington Street ASR-53-2019 should be permitting soon.

Looks like that particular ASR expired and I don’t think it’s been updated. Definitely looking forward to some activity with this one!

I chased down the 3-story SF home permit when the steel frame first appeared a few months ago. Little visible activity since. But some floor joists appeared recently.
