Not sure how RH will impact it but Beyond Blue is a very cool store at North Hills. Quite a few NC furniture makers represented in there too.

Saw this today on LinkedIn. Looks like the Eastern is having residents moving in next month.

Unsurprisingly, looks like the penthouses haven’t been rented out yet. I bet the 36th floor ‘work from home center’ has some spectacular views though.

They’ve co-existed for a long time now. Beyond Blue won’t be impacted. Personally, I don’t really think of RH for my furniture needs though I wouldn’t rule it out. On the other hand, Beyond Blue carries some of the modern brands that I’m interested in - it makes me happy to go in there.

As a side note, the reason it’s called Beyond Blue is because the owners are former IBM (Big Blue) employees.

Eventually this road is going to need to be expanded, hopefully with just bike lanes or a two way track.

It has bike lanes, just tapered right now at this spot because of the construction fence. I can’t see the need for it to ever be widened (travel lane wise) even at full build out. A two way cycle track to the side would be nice though

Finally got around to taking a little stroll in the woods along St. Albans just to see where all of this development is going:

The building under construction now is the 5 story residential mixed-used (far end in the photo above):

The renderings show water ways through the development. This is what those look like currently:

The area in general is kind of pretty, if swampy.

And just for fun, here’s where Big Branch Creek goes under 440:

Really I would think it’s only a matter of time before some parts of the nearby single family neighborhoods here begin to fall. However, looking through property ownership, unlike the area around Downtown South, I can detect no apparent attempts currently underway at putting together major assemblages, beyond things like a custom home builder owning perhaps three lots.

I think we’ll start to see redevelopment of properties to the South of 440 before that happens

The “Frequent Transit Development Option” map mentioned here

does include a “Beltline alternate crosstown” routing that hugs the 440 outer loop - some mix of the current 27, 24L, 15L routes + connectors via Northbrook and Highwoods. It allows for substantial density on current SFH parcels, though the covenants are going to be a challenge as well.

It’s worth noting that some older suburban SFH neighborhoods in Raleigh do not have restrictive covenants restricting density/land use. Which is part of why I’m far more optimistic about the future of North Raleigh for densification than I am West Cary (despite new suburban developments being somewhat denser.)

But yes, they’re going to be a significant challenge and I’d like to see some kind of movement for legislation rendering those kinds of restrictions unenforceable.

I have noticed that first citizens owns some of the adjacent homes. However they acquired them quite a while ago some 20 years or more.

I feel like St Albans is a pretty natural cutoff between commercial and residential in this spot, versus commercial encroachment northward. As @atl_transplant said south of 440 and eastward seem more destined for development. But 20 years from now who knows. I have no doubt that St Albans itself will become a bigger thoroughfare though. If I owned a house along here I’d sell now if I could.

My first axe to grind is with the SFH blocks between Rowan, Pamlico, Currituck, and Lassiter Mill. Hemmed in on 3 sides by 440 and North Hills. Maybe my second pick would be the neighborhood between Duke Raleigh hospital and Bush Street.

Looks like demo has started on Cary Town Center today. If I remember correctly, Epic/Cary Town Council were still not in agreement on the final design?
