Raleigh-area Mall / Life-Style Center / RTP Redevelopments

I’ve had my eye on this parcel for a long time.

Raleigh eventually wants to connect Pacific Drive through there with a grade separation under the railroad.

Right now, this land is an uninspiring combination of R-10 and IX-3 zoning.

A recent development has rezoned a 10.5 acre portion of this undeveloped land east of the tracks, for an only slightly less uninspiring RX-4. The plan is 294 apartments in a series of 3 buildings. 2001 Pacific is the address.

This spot is an obvious potential TOD site along the S-Line corridor. I just hope the rest of it remains undeveloped for long enough that it can catch the eye of a big developer. Last thing I want is for somebody to toss up a Harris Teeter and some townhomes.

Nice density, was able to entertain guests all day with quality activities without leaving NH.

People on Twitter were going crazy over the prices of the apartments in The Eastern. Personally, I’m not surprised by the prices because it’s a luxury apartment building.

That’s why I got rid of twitter. This forum is much better, lol. But it is expensive for apartments in NH, I think the convenience and amenities make people overlook the cost. It does seem to me it has a nice community feel to it, not sure as I don’t live in it. It is where I always put personal and business guests and I have never heard a compliant. Everyone seems to love Kilwins for sure. Primo Hoagies also is already pretty popular and we used the shared business spaces. Anyway, everything is expensive these days, guess we will have to work overtime, lol.

It’s more ridiculous to me because they see that 14k and just assume a lot is that high. It’s literally the penthouse of our (probably) most expensive building in the city.
The ignorance of people these days drives me through the wall.

Not anything earth shattering but I know we had discussed it before…

The Holly Springs Wegmans is on indefinite hold. Wegmans citing supply chain issues as their main reasons in addition to the previously touched on E-commerce impacts.

They’re not selling the land and still pushing forward with a VA distribution center so we’ll see.

Posting up photos from Glenwood Place I took about 2 weeks ago. The residences are slowly opening. It seems that some of the units are available while others are still in progress.

On the left building:
Just out of the shot is Sushi Mon. It looked decently busy when I went to pick up some take out sushi.
Sost has their sign up, but is not open.
Iron Oaks is now open.

Not sure what they are going to be putting in the center retail spaces.

On the right building:
Ladyfingers Market & Eatery is open. I’ve stopped by a few times. It does seem the bar inside gets quite a bit of people.
There’s a few more retails spaces not in use yet.

Sost <—How do you pronounce this. I’ve heard 2 different pronunciations.

According to their site in Chapel Hill, it’s like “sauced” /sôst/ — KPANNS Hospitality

I also just realized that they are part of “The Iron Oaks” which is the bar that is there. So I guess they are opening Sost right next door.

This is such a weird development to me - so hidden away and unassuming. I’d have absolutely ZERO idea ANY of these places were here if you hadn’t just shared this.

I was out shopping at NH on Saturday, my goodness the hole they’ve dug out along Lassiter Mill is MASSIVE. That’s one heck of a lot of parking spaces.

It’s a work in progress. I believe there are 2 more 10 stories and another 5 story building coming. I’ll have to read through this more later but I’m not sure of the additional lot. Maybe a 12 story building. Zoning case: Z-31-21

I wonder why they placed the buildings so far apart - it feels a bit windswept. They’ve got room for like 4 semi trailers between them.

Hidden? Yes. Separated? Depends on how you look at it.

The development sits alongside Glenwood Avenue which was supposed to have 15 minute frequency on route 6 last September. This development is already located right near an area already planned for good transit connection.

Within a 5 minute walk, there’s 828 residential units already in place (counting the Residences). With the rezoning, I would assume it would be more than 1k if they add in one other complex.

Within a 15 minute bike ride, there’s 2,589 units (including the ones within the 5 minute walk). Within 20 mins, there’s 3,163 units and that excludes complexes such as ones on Lead Mine Rd. I excluded those since Lead Mine Rd is not a good place to bike.

The development also sits within 5 minutes of the greenway so that’s also a good plus.

15 minute ride from far side of Crabtree Mall. There’s more apartments coming in here.

Yes but you’re considering walking distance and biking distance from this development, when the walkability and bikeability of Glenwood right near the 440 overpass is complete garbage. I’d just like to see some pedestrian walkways from this area to Crabtree for more connection.
