Bummer they nixed the previous design; I thought it would’ve added some warmth and been a real centerpiece to the district. Not a surprise that they’re scaling back though, or maybe this was never a real design/was just splash for the masterplan renderings to begin with.
Yes, it’s a redesign of this guy. I think small scale buildings like this interspersed with towers will really improve the experience of North Hills if they’re done well.
Apart from drawing people in, casual food options like this are also important to attract and serve NHID office workers and NH residents, to keep them from jumping in their cars and clogging the beltline every lunch hour and happy hour.
Full press release with lots of info on plans underway/construction timelines.
Of note:
The new F&B building will be nestled between three previously announced NHID projects which are under construction: The Pumphouse, a 1,500 SF retail jewel box with biergarten outdoor space (opening Q2 2024); Tower 5, an 18-story Class A office building (opening Q2 2024); and Channel House, a 200-unit luxury apartment community (opening Q2 2023). The F&B building will expand upon the plethora of ground-floor retail in these developments; Tower 5 includes 8,000 square feet of retail space, while Channel House’s 14,000 retail SF includes both traditional spaces and a unique mix of micro-retail units dubbed “Maker’s Alley,” aimed at hyper-local retail and artisan concepts.
Future phases of NHID continue to progress, with plans released in June for Phase III: St. Albans Residential, a 380-unit mid-rise apartment community with 6,000 SF of ground-floor retail, is scheduled to break ground in Summer 2023. Master planning has also begun on Phase IV, which will feature a mix of low-rise, mid-rise, and high-rise structures including approximately 600 apartments, 150,000 SF of office space, and 15,000 SF of retail.
TBJ offered some more clarification. Interesting that the entire building will now be single tenant.
The single tenant building will measure 6,000 square feet inside with over 15,000 square feet of outdoor seating, which has become essential for restaurants due to changing consumer demand in a post-pandemic world. The new spot will boast the largest outdoor seating area in North Hills.
Plans for the new building are replacing a concept Kane announced in January 2021. Big Branch Food Hall, a 2-story, 11 tenant food hall spanning 20,000 square feet, is no longer part of the project, a spokesperson told the Triangle Business Journal .
I love a food hall, but this has good potential still I think. Interested to see who the tenant will be, but I gotta think Kane knows this place has to succeed because of how hard it will be to fill a massive area. So I’m choosing to be excited for a premium tenant and hoping to not be disappointed
Agreed, but a 6K sq ft ‘market’ with outdoor seating spilling into the Pumphouse ‘biergarten’ could still make for quite a nice place to take a break for workers / residents alike…gonna nail the tenant, IMO
Not sure where to post this but it’s been known that people complain walking between North Hills across Six Forks Rd. I’ve had someone move into the left turn lane only to make a right in front of me since I was taking the lane. I’ve also seen where people run through the pedestrian light on Lassiter Mill. Overall I’ve seen a lot of things that make this a not so great pedestrian and biking area.
Today I was very disappointed to see a no pedestrians sign today. Was quite frustrating as it was a permanent sign and shows that the area is built for cars. I’m not sure if this falls on the city or on North Hills, but it leaves a really bad taste. On an additional note, the bike racks next to Kings Bowling and Harris Teeter are not bolted down.
I’m really hoping that this changes as time goes on and that pedestrian and biking improvements happen.
Much to the chagrin of some, I’ve been saying for a long time that North Hills is walkability that you drive to.
Six Forks is downright dangerous for pedestrians as drivers navigate its wide cross section as they try to get in and out of NH and onto the Beltline. There really needs to be a tunnel or a ped bridge if they are serious about its walking credentials. Alas, it doesn’t look like that’s a priority.
