Bloc83 sold this month for a $120M loss from when City Office REIT purchased it from the developer in 2021. This reason I mentioned this is to give more transparency about the flow of funds because the purchaser is a JV with majority being North Carolina Investment Authority (which is the State’s pension fund). What’s also interesting is the seller City Office REIT has just been acquired by affiliates of Morning Calm Management which is connected to Elliott Investment Management, a hedge fund. If you look at City Office REIT’s stock price - it hit a high in 2022 of $15.89 before dropping to the low $4’s in 2025.

I also saw the new owner is focusing on filling the retail spaces, so we get a Chipotle. Talk about adding value!

It oftentimes seems that the second owner is the entity that’s able to make new CRE financially work after the first owner takes a bath on the investment.

I’m guessing that the WeWork bankruptcy poured a lot of cold water on the development’s value. I’d also be curious to see how the cost of their massive parking garage has affected those figures. At one point that was seen as a major contributing factor to Bloc83’s success attracting office tenants post-Covid.

Thanks for sharing. It’s both disheartening and unsurprising that a distracted driver hit the group and a monk lost his leg on their first American walk for Peace. I’m surprised and pleased that they haven’t had any political run-ins.
