With all the nearby activity at Smoky Hollow, Seaboard Station redevelopment, and the proposed Smoky Hollow III and Zimmer Projects, Devereux Meadow Park, I think this area will eventually get redeveloped into something besides State parking garages. This placement of the BB&T (Turist?) baseball stadium looks great. But this is a minor league team, not MBL. How much bigger is an MBL stadium than a minor league team stadium?

I actually really like the Old Cargill Mill spot articulated on the mlbraleigh.com site. Think of a fully developed DoSo with soccer stadium along with an MLB stadium within easy walking distance…

I agree, I like that location better too. I’d prefer minor league baseball though.
No one is hijacking anything. No one is holding Kane hostage and telling him to put in a baseball stadium. I am just saying that the door is open right now and IF you had an investment group interested in the Raleigh market, this provides an extremely easy entry. You don’t have to find a developer, you don’t need to find land, you don’t need to fight to rezone land, and you don’t need to create a local movement/lobby group to push your cause. No other city can say that right now.
What Kane decides to do is totally up to him, but again, if you’re in the business of real estate and your motivation is profit, then having your development anchored by an MLB stadium is MUCH more profitable than building a minor league soccer stadium.
And they proposed a soccer stadium in DT South, yes, but that was during the MLS push.
What are they proposing right now? A new stadium for NCFC and The Courage? Who is going to pay for that? That isn’t clear and they haven’t been upfront about that since MLS went to Charlotte.
If it’s not the tourism tax fund, and it’s not the tax payer, then who pays for it? If the answer is Malik and Kane, fine. But if they want city/county money to do this then it’s likely not happening at least for a long time. And as I said, that leaves the door open for this conversation.
So I don’t mind going back and forth on this, and I understand a lot is hypothetical and needs other dominoes out our control to fall, but I think those who think ‘a soccer stadium is happening’ need to just be clear on who they believe will be playing in it and who is going to be paying for it.
I don’t know, Lou, I think your case just got REALLY strong between MLS going to Charlotte and the rezoning being approved. You’re right that the foundation is set and there is wide open opportunity. If what @UncleJesse says is right (I’m not questioning you, Jesse!!!) and the NCFC/Courage is moving to a new stadium in DoSo, then a multi-purpose stadium should certainly be considered.
One thing is for sure, this is going to be super interesting to watch play out over the next few years!
@UncleJesse I’m guessing is connected to Malik/Kane, or knows someone who is. And I know Malik is laser-focused on bringing soccer downtown. He missed on MLS and now the focus is NCFC and The Courage.
So I’m sure the current plan is to put a stadium downtown and have them play in it. The question no one seems to be able to answer is, who is going to pay for that stadium?
The city/county/residents were gung-ho about funding a stadium for MLS, but would they feel the same about it if they were told it’s for minor league soccer?
If he is going to privately fund this, it’s a moot point. No one can say anything and they can put whatever they want on that land.
However, if they want public money, then I think they need to stop the quasi-mixed messaging about building a ‘multi-use stadium’ and start being clear what the real ask is…which is public money to build a stadium to bring NCFC/The Courage from Cary to downtown.

Makes sense. I think they (Malik/Kane) need to be marketing that land for an MLB play as well as a potential option for the money. If it’s not going to be funded by taxes, and they aren’t going to pay for it out of pocket (or a mix), the other, very enticing option would be market this opportunity for an MLB team. I’m not very smart when it comes to some things and maybe I’m just too logical and miss the important details that makes my point moot, but it makes sense to me. I love both of their passion to make this happen, I just hope they’re looking at all options so it DOES happen.
Oh sorry, i wasn’t saying your point is moot. I think you and I are on the same page. I’m saying the point of any of us having a say in any of this is moot if they are going to come out of pocket and build the stadium themselves. At that point, we have no say. I just don’t think that’s their plan (as you mentioned).

I feel like I must be the only one on here who couldn’t possibly care less about having a stadium for SOCCER - MINOR-LEAGUE soccer at that- built anywhere near downtown, especially if they want to use our tax dollars to help fund it. I seriously want to know why Malik thinks people are gonna be excited to drive a few miles south of actual downtown, pay who knows how much to park, and watch minor-league SOCCER when they already don’t even come close to filling the stadium they already have. (yes, I know its in Cary, and this would be “close” to downtown instead. But hell if you have to drive there and pay to park anyway, it might as well just be in Cary - which I’d guess already has a bigger population that downtown proper as it is). Now we’re talking about MLB - BASEBALL!!! LMAO. I truly, truly do not understand any ounce of excitement over any of this. Perhaps I’m alone here, but man I just cannot understand it
MLB is Major League Baseball, so it’s a pro franchise. And despite what people assume about baseball, even small market MLB teams (markets smaller than ours) bring in about 30k+ fans per game. And they have 81 home games per season. Do the math. It’s big $$.
Look, I just think the NCFC/Courage downtown stadium is low hanging fruit that is going to be there whenever. They are doing fine in Cary, Malik is committed to keeping them in the region. He wants them downtown today and he’ll want them downtown in 5 years. My point is that you have a unique opportunity to attempt to court MLB right now. With the land, the developer, the zoned stadium, and an organic local movement behind the push. It would be extremely sad to see this group fail to at least kick the tires on MLB. Reach out to potential ownership groups, reach out to MLB, etc.
If you swing and miss, and MLB chooses Montreal, Portland or Nashville, then fine, go build your NCFC stadium and you’ll have no blowback. With NBA, NHL, NFL and MLS already spoken for in North Carolina, it would be our last best option here in Raleigh. But going ahead with this without at least a push for MLB would just be so unfortunate, (but sadly in-character for our city and its fear of swinging big.)

That said, I wonder if the RR would weigh-in (actually bully) regarding baseballs and their proximity to the tracks. Railroads have never been very cooperative neighbors, and I wonder how they’d react.
As an property owner in this immediate vicinity, I am all for this sort of idea.
Maybe this would be another great reason to re-consider moving the rail line underground? Or at least partially? The first reason given is for those that complain about the noise? And wouldn’t it also help the alignment of the rail line/SEHSR itself? (sorry for getting more into the discussion of transit)
I hear ya, but I am really a fan of the railroads because they add character to the neighborhood. I do think that how we develop around them needs to get better to exploit that character to the city’s advantage.
