A parking deck and bus station
So are they not also going to build the tower? Are they going to build the bus bays and the parking deck, and then dismantle the cranes?
They never submitted a new ASR for the 23 floor version. They still use the 27 story version or 36 version on the permit portal. But the new building permits say 23.
Are we sure they aren’t doing 1 of 2 buildings first–the shorter one, with the potential for another later?
I may have already said this but don’t expect a building taller than the Dillon. This west side of downtown is going to be filled with similarly tall buildings. On the bright side, it’s not another 5 over 1.
My wild guess is they’re building the base facility (RUSBUS) first and then will go on top and build the private sector residential component.
Ugggh. That would be a mistake. Don’t underestimate people’s desire to not live right next to a bus station.
Of course the design could’ve shifted again since, but this is post-VE with the tower pulled in from the west and the bridge removed. Haven’t seen other views.
Well they need to decide which one is going up we can keep going after design and Redesign redesigns again this what I don’t like about a developer an city member

Last I heard, they have to build the transit infrastructure first and then will add the private development. They have funding approved so shouldn’t be an issue. Same folks doing Seaboard and they’re about to wrap up that project so seems this is next.
They have applied for permits for the foundation and the bus station/parking deck. They have not applied for for the tower permits.
Which is why the ASR isn’t current.
Am I the only one who’s actually excited about the project? Who cares about the overall height from 28 to 23 floors, or whatever. This warehouse has sat here abandoned for DECADES, does anyone remember when these guys parked here?
The amount of foot traffic and activity this development is going to spawn is immeasurable. Hundreds of new residents and a Bus station, bring it on.
The 36 and 27 version look to be from ground floor so yeah most likely the 23 version will be short and maybe 10s of feet taller than the Dillion.
No oculus feature, no pedestrian bridge, exposed 360 view of the parking deck platform, and only 23 floors from ground level.
So yeah this is a parking deck with maybe a 13 floor apartment on top of it. Not exactly the most exciting project anymore…except busses sometimes come in and out of the building.
Two things can be true: I agree with you that ultimately whatever becomes of this warehouse is an improvement, while acknowledging that it’s still a far-cry from what was initially proposed and that itself is still a travesty. With these large, unused lots that have sit vacant for decades, Raleigh has one chance to get them “right” once they are finally being developed. This was initially going to be a transformative development; large apartment tower, smaller affordable-housing apartment building beneath, plus a mid-sized Hotel tower - all on one base that included the bus depot, parking, and tons of retail - plus a pedestrian bridge leading directly into the current Union Station.
Now it’s just any mid-sized apartment tower on a parking pedestal like we get year after year, and some of the retail that was initially proposed. Still includes a bus depot, but no physical connection (the pedestrian bridge) to the train station, no hotel. Nothing that makes it really stand above anything else that gets proposed and built here. What was once slated to be a transformative project is now just like any other bland 20-story project we seem to always settle with.

Even though you may have been asking a rhetorical question yes, to me it does matter!
Mostly because of “all the things” that have changed and not simply the height of one building. And although I may not have the exact numbers that changed, wasn’t it more like originally one at 32? And another at 28, to one at 23 and one at 17?

A lot of comments on this really boil down to: “I don’t like this bird that I have in the hand, we will have to live with the bird for years, and therefore I will wait for the 2 birds in the bush.” I get it, it’s less exciting than the original proposal. But this isn’t freshman architecture. You get this or a vacant lot.
Does DTR get mid-sized apartment towers on a pedestal year after year? Because I’d argue that our skyline says otherwise.

And based on DTR’s long experience, I would prefer patience! Especially if the said project included demolition of an existing building to which Raleigh has had quite a few.
