It took a while, but we finally made it.
I honestly have gotten sick of affordable housing deals. It’s like 5 apartments in every project and it never works out. Just build the apartments and the increased supply helps even out costs. Not everyone gets to live in downtown Raleigh, including me, but it’s not that hard to get to.
I’m going to miss having Melton on the council.
The Indy’s article on the initial vote for this agreement does a better job at putting this payment in context:
“Significantly larger”, as in Raleigh could’ve required 3 to 4 times more money from Hoffman, by the article’s math, if only we had the authority to do that.
But even with that very low bar, Hoffman is still somehow making history:
So it’s disappointing from a development-specific perspective, but… at this point, it sounds like we shouldn’t let perfection get in the way of getting results.
And…although there are no guarantees this will find financing, Hoffman was saying (with this text change request ) that they did not see a path forward as things were conditioned. They have until June 2027 to secure financing and estimate 30 months for construction as ‘plans stand now’.
So, fingers crossed that something gets built that we can judge in 2030.
New signage placed referencing Union West - not sure when this was put up, but can’t recall seeing it last time I walked by.
now that’s an interesting development… with “Hoffman” front and center… you’d THINK they wouldn’t put this up without some actual work to be one imminently… could that recent removal of affordable housing requirements have been the catalyst to FINALLY tip this project over the edge into actually starting???

Sheesh that tree is already or almost dead , climate change is real folks.
My take away is that it’s Hoffman is most likely putting there name/sign out there for Sales & Marketing reasons. I’m reminded of the team of painters that recently did some house painting for my home whom also put out one of their signs for that very reason.
