Yeah it started with Dix Park news (received historic item from private citizen) and 5 minutes later this rezoning case went forward.
GoTriangle will also offer more than 120 shared parking spaces for Union Station users. That was not a request, GoTriangle just added it. I guess they thought they were in for another argument and wanted to sweetened the deal. There was no argument and the rezoning was passed quickly.

Ceremonial shovel ceremony? A small, inconsequential demolition of something that doesn’t compromise the stability of the facade? I dunno? I suppose that there’s something that they can technically do.
My understanding is construction (post demo) must start before July of 2020. I spoke to one of the Parker Poe attorneys that said an extension of the Federal Funds deadline is unlikely. That said, the long pole in the tent was CC approval so they’re full speed ahead now!
So we may have 2 400+ buildings going up by June, plus Smoky Hollow phase 3. Raleigh downtown finally getting some height.
To be fair we have no information on how tall they are actually wanting to go here. The rezoning is for “up to 40 stories.” It could end up being 22 stories for all we know right now.
You are right, it could, but I have a feeling it will be 25+ with ceiling heights in the 14-15 range.
The bus station is going to have to have a huge ceiling, especially for future proofing tall buses. So probably around 17 feet tall if they want the bus station to feel claustrophobic and outdated to 25 or 40 feet for a modern design. Think of new airports and their massive ceiling heights vs old airport hallways. The first generation of BRT and regular busses will still be diesel or natural gas so they’re going to need a large ceiling with venting equipment anyways.
If I were them I would go with tall floor and justify it with a perimeter second floor retail or office space.
If the majority of the floors are parking, hotel and residential, it will fall far short of 500 feet. I’m expecting a building in the 350-400 feet range, and I’ll be more than happy with that in that location.
I really like that the city is going to be expanding its skyline to the north and west with these zoning changes. SH3 and RUSbus will set a precedent that will hopefully allow the density of the built environment beyond the Fayetteville St. core.
In order to start construction by July, they really need to have a basic design now. If they have not hired somebody by now, there is just no way. Especially, with how long the city has been taking with site plan approvals and permit approvals. They can start foundation work before the building is fully designed, but I just can’t see it happening without the city being cooperative.
You maybe 100% correct, but I would think that they would dig-down first so that the fist level would be a more normal height for cost reasons?
They’ve asked each of the selected developers to have the prelim designs based on DX-40 so they won’t be starting from scratch there. I suspect they’ll be selecting the winning bid soon so they can proceed with the process.
