ITB insider posted a picture of what the West St. activation will look like. I had forgotten they wanted to stop car traffic on West St. between RUSbus and the Dillon.
I am a bit disappointed by the people in this rendering. Nobody is working out, no sidewalk picnics, no pigeons attacking pedestrians.
Wait a second, wtf? That’s a terrible idea. West St needs to be connected south of the tracks, not closed off even more. Ugh, hopefully that doesn’t wind up happening.
Isn’t there an entrance to the Dillon parking deck on West? There is no way this should even be a consideration.
If they have to rush through the design process, we are likely to get a building riddled with mistakes and things that could have been fixed/addressed if there was proper time to work through them. Thanks Council of No!

Speaking of my wonderful wife, she probably worked 90+ hours last week getting GoRaleigh’s new all-day routes to and from Garner and Knightdale ready to deploy, and the launch Monday was seamless, so she deserves lots and lots of +1’s this week!
Awesome. When you say all-day routes, what are those hours??
They’re both Monday-Friday routes. For Route 20 (Garner-Raleigh), outbound buses depart GoRaleigh every hour on the :30 from 5:30 am to 10:30 pm. Inbound buses depart White Oak Shopping Center every hour on the :19 from 6:19 to 11:19.
For Route 33 (Knightdale-Raleigh, it’s hourly 6 am to 9 pm and 6:36 to 9:36, respectively.

Haha of course Kane’s design tries not to obscure the Dillon from the Boylan bridge. Also this shows a lot less space for residential than I thought it would have.
The previous designs showed multiple towers implying hundreds of apartments. This looks closer to 50 high end apartments and an office tower?

My thoughts exactly. Seems like the housing section on the south end could easily have 2-3 more floors. Kane’s RFP package seems better than HM’s. I really wonder how the rezoning impacts these proposals.
Hopefully they add at least 3-4 more floors to the residential, and 5-10 more to the office!!! Definitely more enticed by Kane’s, naturally. Sandreuter touts J.Davis as their architect of choice. HARD PASS.
It’s a little tough to compare the two proposals since the HM one just includes massings. That being said, the Kane proposal looks great IMO!
I like the aesthetic, especially for the Warehouse District. They seem to keep a good bit of the facade which is very important to me. I like the massing with the two rooftop decks, and I love the outdoor dining adjacent to the existing plaza. That obviously relates well to the similar setup at the Dillon.
Throw some extra height on this with the rezoning and get this baby under construction so we don’t lose those federal $$$!
This design is also before the request to rezone to 40 stories so you might be right that this design is not close to the finalized design Kane has proposed. Unless all that effort is worth an extra few feet. This looks sub-300 feet.
There are actually only 3 options in the HM RFQ, though one consists of two options for building placement. Either way, their plans show a maximum height of 291’ for one of the buildings. Then again, this could certainly change due to the rezoning and further design work.
Without seeing renderings of HM’s proposals, though, I have to put my support behind Kane’s proposal. The warehouse aesthetic is beautiful and perfect for the area, though I agree with other posters that the residential section needs more height.
Look on the pages after the base options, more massing configurations. If they can’t narrow down and propose what they want to build, then I’d be hesitant to award them the project on a bunch of hypotheticals. Especially if 400H is their leading project experience.
