Not to mention the freaking giant prison directly across the street.
The prison property, combined with the Morehead School and Pullen Park would be a better example of a central park for the city.
I think the idea is to have the city grow around the park. NY Central Park was not very central when they first built it. It was out in the boonies.
Of course this process will take decades.
That’s not going to happen. I hate to break it to you. Raleigh will not surround Dix with a dense grid of city. Not a chance in Hell.
I’m sure Dix will end up being a nice asset for the city, but I’m glad this forum wasn’t here when the “Dix 306” signs littered the City. This was such a perfect opportunity to have created a self-funding City asset instead of creating the liability that we did. But, that ship has sailed.
It will take time. Won’t happen in 10 or 20 years. But maybe in 50.
I figure with global warming we’ll be beach front property at some point. Water feature, tourism, it’ll be great!
Not in 50 years. You’ve got NC State’s Centennial campus on one side, the Catholic Church property on another side and a prison across the blvd. Its best hope of seeming like a central park is to be linked up to Pullen via the aforementioned Morehead property. By itself, it will remain an edge city park.
Just threw 50 out as a number. Could be 30, could be 75. Hard to say how the area will grow in the future.
Amazon was looking at that property between centennial and dix so there will definitely be some dense development there one day.
I’ve always wondered why NC State designed a suburban style campus at Centennial instead of a more dense, walkable design.
Because that’s how things were built when it was planned. Also, while it’s fairly close to downtown, its surrounds are all suburban.
When I was at NCSU, Centennial only had 3 or 4 buildings. I HATED the idea of segregating the campus between Centennial and the main campus. The idea of higher education is to bring folks of different thoughts and backgrounds together to collaborate and innovate. But by segregating the engineers, from the humanities, sciences, ag etc, they are living in their own bubble. Not to mention the sprawl they have created. This is one alum who hates Centennial Campus. And now UNC has a satellite campus in the works as well. Ugh, it never ends.
I like to think that the idea is that State will continue to grow both campuses out until they meet and essentially become one giant campus.
NC State has already done that. It is continuously connected. Probably doesn’t feel that way because of Western Blvd. Varsity Dr is continuously NC State campus on both sides of Western Blvd.
Right now Western Blvd is a huge barrier between the campuses.
If the City builds a land bridge from Pullen to Western that east side connection will be reinforced, even if it’s just psychological reinforcement. There are plans for a pedestrian and bike tunnel under Western, connecting main campus to Mission Valley. Mission Valley will eventually be redeveloped, eliminating the void between the campuses. CBC is acquiring most of the properties along the east side of Nazareth. I think that will include pedestrian enhancements. It will get better.
I don’t see much private development happening between Dix and Centennial campus.
