Residential Infill along New Bern - Edenton

1221 is owned by Cookout and is rumored to be converted into a taco place, Taco Ru’s or something.

The NCDMV is still owned by the State with no publicly set date for sale. They honestly would be in a better position to divide the property up then sell each one individually with conditions on certain lots to achieve a little bit of everything.

The above rezoning request came through on the Raleigh Wire Service thread. Currently undeveloped land, one block from both New Bern Ave and two from Moore Square, abutting another park/greenway, yet they are asking to be restricted to lower density down to half as much as currently allowed (OX-3)… This is moving in the wrong direction.

From the request:

A condition specifying the maximum density of residential units as 30 per acre – resulting in
approximately 24 dwelling units on the site - would be amended to allow no more than 12
dwelling units.

Seems a pretty tiny lot - 12 residences there seems pretty dense to me…?

That’s interesting. I mean the plans for the 12 townhomes has been around for awhile. I think people are generally for it. I think physically it’s not going to get any more sense than that. I wonder why limit the density for the future though?

Are they townhomes? Google turns up elevations for what look like SFHs. 1, 2

This is what seems backwards to me. Not every development will or should build to the maximum allowed density, but why restrict future allowed density on centrally-located plots?

Not sure if it’s the case here, but often times applicants offer to restrict density in order to appease neighbor concerns (right or wrong).

My bad. You’re right. They are not townhomes. I expect to see Dorothea Garden style “slim” houses there.

random question: Anyone know approximately what the land cost was for the Oakview Townhomes (or whatever its called) was? I’d be curious to compare what they paid for the dirt compared to the Arros project only a year or so earlier.

12-story rezoning by the hospital. Given that it’s on the BRT corridor this might be the first push for high density housing along the transit corridor.

I live pretty close (a mile) from there & this is an interesting spot. I wonder what they would build. Residential or commercial? It is kind of a hidden lot because it just looks like a big hill from Milburnie.

Does the article give any more detail other than wanting to get the land rezoned? I’m not cool enough for a subscription. Also - looks like there is a meeting tonight about it. Might try to go and learn more since I live in the area too.

I used to drive past it both on the greenway and road when I lived on that side of town. I agree it is very interesting and another spot where creativity is needed. I always thought a place like Katy Ice House in Dallas would have been cool if done well. It could draw greenway traffic and pull from the SFH neighborhoods off of Milburnie and Raleigh Blvd

The agenda says commercial mixed-use development. I’m hoping it’s more than just doctor’s offices. The owner appears to be a MD so not sure if that’s a sign of what’s to come. I did appreciate this in the zoning request though:

A minimum of one public art installation shall be visible from any portion of the public greenway system located within the Milburnie Road right of way.

That old night club is a eye sore. I hope it becomes a brewery because I need even more brewery rest options during my rides on the greenway. :-). I’m joking but on second thought it probably would be a good spot for one.
