Haven’t seen greensboro’s performing arts center but what does the fact that there’s a lot of cars driving in Greensboro have to do with the square footage of the performing arts building or the seating capacity of it?

No. That’s not what I mean. What I mean, is “not a parking lot”.
If parking on that stretch of Glenwood was eliminated, then the sidewalk experience could be expanded/widened like current Fayetteville Street is now. Of course, space could be created for buses and some strategically placed drop-off/pick-up locations, but the overall experience would be improved for the growing number of pedestrians who call the district home, and for the thousands that visit it for its entertainment value.
For anyone who also participates in the forums on city-data, we’ve seen this building and everything associated with it a hundred million times from the same poster on that site. Unfortunately for me the over saturation of photos from it, and the constant boosterism about it, have left me disinterested in ever seeing live.
Disclaimer: while I was looking up numbers to make my point, I realized that the Tanger Center isn’t actually as outrageously small as I expected. Whoops I edited my original post so it doesn’t give the wrong impression.
Good question! If you’re only looking at direct effects, then yeah, I think you’re right; the building was probably right-sized based on how many people the building owners thought would be interested in going.
I think the more interesting question is about indirect effects.
In other words, why does Greensboro’s Tanger Center only have about 300 more seats than DPAC? Even though Greensboro has a solid regional population, historical heritage, and number of major industrial employers and universities, in my eyes, their downtown culture seemed much more underhyped than Durham’s.
Does it really make sense that Greensboro area residents simply don’t care about stage and music performances as much as in Durham? Or could there be other things in play (like fast traffic and hard-to-walk areas putting attendees in danger)? It’s just my gut feeling since it’s not like I have any market data about this place, but I think downtown Greensboro’s culture and design could have put a lid on how the Tanger Center came out.
Someone may have posted about this before, but worth mentioning. NCDOT is giving a road diet to the dt Pittsboro courthouse circle, and a local investor has bought the Roadhouse and adjacent buildings in order to redevelop the whole property into a sweet warehousey brewery/music venues. The best part is that the parking area to the west of the blue line is being converted into a heated patio with retaining wall border, and DOT is waiting for them to build it so they can tie the asphalt into their development. Keep your eye on it because it’s going to be a very cool urban warehouse redevelopment.
Quick and sketchy history: the Roadhouse used to be a Cadillac(?) dealership and service shop in the 40s(?).

I mean maybe they had to use some of the space for underground parking or something and reduced the size they could use for the seating? That could make sense but I’m not familiar with the facility at all to know if they even have parking on site or just everybody parks on the street.
They have a good brand, good product, and building that brand with local taprooms makes a lot of sense in this day and age. I’m actually shocked they came to Raleigh before CLT. I’d like to think Raleigh funded the CLT location.

Durham is expanding to… Cary!
Right across the street from the back of Bond Bros. We’ve been speculating for several years what was going to become of this historic home that they moved and then added to. I believe office space is going to be upstairs.
And Sidebar! I’ve seen maybe a half dozen new things in the works or just opened in those few little blocks. It’s nice to see since I live pretty close, and used to just go for Bond and go home.
Meh, Bond Brothers doesn’t impress me. Really wanted to like them but struggled to find anything there that did anything for me. Sidebar is cool but I can only spend $100 on drinks a night so often. Downtown Cary has a nice collection though.
