Smoky Hollow Phases 1, 2, and 3

Don’t spoil the surprise for me! Lol. I picked Thursday because it was a free night for me

I think many of the folks at the West are going Thursday. I promise not to ask about the empty cage that will probably hold the compressors for the Publix freezers and coolers.

SPOILER ALERT!!!

It’s for HVAC.

Lol sounds good. I want them tell me what it’s gonna look like instead of an ugly metal box. And I’m gonna press for mural details

This club has everything…drunk Broughton students with fake IDs, on the down low politicians from Jones Street, visiting grandmas from New Jersey, MTV’s Dan Cortese…

You or anyone else on here going to the tour at 4pm today?

Out of town. It’s supposed to be for the residents of 510 Glenwood and the West so I’m sure I know a few peeps going.

And somehow I keep getting invited to these…

Nothing super new, but always good to have updates:

Phase 3 plan has not been set yet, they are excited about the rezoning but can’t commit to 40 stories until they do all the financials. They do plan to have renderings and a decision on that in 2020.

Phase 1 leasing office to open around February, rentals starting in the spring. Publix timeline is their own but slated for spring, likely “very late spring.”

Johnson St is reopening to traffic this spring.

Tucker St in Phase 2 will be one way, speed tabled cobblestone for vehicles from West to Harrington, with access to the parking deck blocking Dylan’s view, and 16 foot sidewalks on both sides.

The Phase 1 parking deck will be partially screened and they intend it to be a living screen with plants growing up it from the ground. The rest of the deck will be artwork but undetermined so far. Definitely committed to it tho.

The shipping container sitting on the Phase 3 lot is going to double as a cultural center with info and memorabilia from the historic Smoky Hollow, and as a retail tenant leasing office/gathering space for tours like today’s.

And they dropped the E in Smokey because someone at Kane Realty is a grammar nazi and said Smokey is a proper noun and smoky is the adjective. They also found old architectural documents from the original neighborhood that had it spelled without the E, so that clinched it.

Love that; grammar nazi, NO ‘E’ for you TODAY :japanese_goblin:

@GucciLittlePig great info from the site! Interesting that they’ll have renders for the ‘up to 40 stories’ phase 3 project next year. Moving very quick!

Due to nasty weather and @GucciLittlePig posting pics yesterday, R-dub’s weekly update will be delayed this week.

Excellent example of how being on higher ground makes #2 taller in appearance than #1 even though it’s fewer floors?

Yep. But #2 are taller floors.
