Smoky Hollow Phases 1, 2, and 3

Thank you for the pictures!
I especially enjoy the first/wider picture that includes the bridge. It truly gives a more complete or bigger picture (pun) intended of DTR! Again, my thanks! :hugs::blush:

Our contruction projects we’re significantly delayed in 2018 from weather, the wettest year on record.

Let’s check the calendar. They closed that ramp in what month? And the wet weather was when?

When are they going to begin the glass and the facade on the office and residential portions?

Tried to eyeball things at SmoHo coming home from church today, but also had to navigate the loonies on northbound Capital who couldn’t figure out which lanes to stick to. The new lines, or the old ones. Whee!!!

The commercial mid rise just topped out so could be in the next couple of months though they have to at least finish pouring the floors on all levels first.

The residential portion hasn’t even begun the stick construction so it’ll be a while for those, though stick built does go pretty quickly.

Sorry I thought we were talking the whole capital project that started back with the Wade Ave bridge replacement

I think that whole project is close to on schedule. But that ramp was only supposed to be closed for 90 days and from what I understand the contractor has got to pay penalties for the extra 28 days it took.

Btw the black mobile crane that was erecting the parking deck was removed earlier this week. There are several smaller mobile cranes assisting the apartment building construction now. Super busy looking!

They need to turn their web cam. The left side of phase 1 has nothing going on, since apparently that metal siding is never going up.

I personally would have liked to have seen the Publix have a corner entrance on West and Peace. I think that would have been more attractive and welcoming. Feels like such a dead space on the west st side of the building. Assuming since its on a side that may not have anything across street… they are using it as “the back of the building”?

Side note: I also wish a few of these newer buildings would incorporate a corner entrance like you see in larger cities. I think Glenwood One would have looked great with a corner entrance on Hillsborough or on the other side for D&D

The large red mobile crane is being disassembled today. Also, the clad is being installed on the commercial tower.

Also, I like big crane butts and I cannot lie.

Can someone give me a status check on phase 3?

The next step is for a traffic study to be completed and I really don’t think they could do that before they open phase 1 and two. That’s just my opinion. They did get the zoning approved at 40 stories, but permits would be contingent on the traffic study results which may result in a lower height.

They can’t do the traffic study without the building design either. They need to propose ingress/egress to be included.

Just my observation, but steel frame buildings seem to go up much faster that poured concrete.

Yep do not need to form steel in place or wait for it to dry :building_construction: .

On serious note the steel comes from fabricator ready to bold together. We do not see the time and labor put into the steel before it reached job site.

Just curiously…how often is steel made to order and how often are stock sizes used like the way wooden 2x4s come in certain lengths? Fabrication vs grabbing stuff off a shelf could be critical path
