Smoky Hollow Phases 1, 2, and 3

From my tour a month ago…

Also, anyone have any idea why the corrugated metal paneling for the exterior of Phase 1 seems to have done basically nothing for months?

Usually not water/sewer.

It was clear on our tour that Kane turned their part of the building over to Publix for their part to move forward. Opening is up to them now.

Driving down Peace from Oakwood to Glenwood today, I paid particular attention to the comparison of the heights of phase 1 and phase 2 office building. With the rooftop penthouse screening, the office building may just be taller than phase 1.

Looks like the living wall might just be on the ramp exterior. Also, there are an astounding number of plants and trees sitting on the east side parking area, waiting to be planted (not pictured).

The first elevator shaft has topped out. This project is so massive in person. (You can zoom in.)

It’s Friday…still locked off my balcony but still a good shot to compliment @GucciLittlePig street view.

Glad to see they have the concrete on the top floor now, and also that they seem to be installing the grass medians finally on Capital!

If I’m not mistaken new streetlights and updated signage was also added. Last weekend, I drove by and noticed the new signs. I was excited

From the Archdale Building (where I work) they seem to be pretty close in max elevation. Nice little ridge line of roof there.

Can you take a photo from Archdale next time you’re there to share with us?

I’ll try to remember yes. I’ll need something better than an iPhone too.

I assumed they would be doing stick above the first concrete floor but it looks like they’re doing another level with concrete.

Anyone know what that door on left at top is for, looks like would open to roof of apartments?

Yeah. That’s almost certainly the apartment building rooftop entrance to the parking deck.

what’s going on with the railings?

They were not installed with weep holes so water gets in them, freezes, contracts, thaws, expands, and bursts them open. Most importantly, damages the tension “stuff” inside and can make them unstable. So, if they had already burst then they get replaced. If not, weep holes properly installed. The old ones were embedded in the concrete so they had to be cut out, holes filled, new super dooper coating applied, and new railings installed. During this process and until engineering signs off on them, you are locked out.

Sorry for all the detail.

Must have been the same group that built a large section of I-40 without expansion joints a few years back.
