It’s not that they didn’t have them. They didn’t align the new ones in the concrete overlay with the existing ones below. So, the overlay started to delaminate from the existing concrete below. It is really concrete 101 and someone failed the subject.

I know I know… this has been talked about… and I’m sorry… but just a moment to vent. I get really annoyed every time I go by phase 1. Basically 95% of the entire bottom of the building is just dead zone. Why did Kane do this? Could he have not at least had the east side or south side have first floor restaurant/retail space? Some of these other apartment buildings in Raleigh have their parking garage wrapped on 3 sides… why could that have not been done here? I’m just super annoyed that we have this prime location and so much wasted space. Thats part of Raleigh’s retail problem… there is just one place here… and one place way over there … if Kane would have actually made more of the bottom of phase 1 accessible with retail… this whole area could have been dense with shopping and eating vs. just having it all in phase II.

Personally I would have loved to have seen the entrance to Publix on the corner of Peace and West facing the intersection… then I would have loved to have seen the entire bottom of the west side of the building with restaurant/retail. So then West street could carry weight all the way from Wade down to Warehouse. But unfortunately now… there is basically an entire block that is just wasted.

And again… sorry… just a moment to vent my frustration since I see this every single day. I’m sure there is some sort of logical explanation for the way this has been done… just wish it was different.

I wonder how much Publix had to do with its front face location. Conventional wisdom would tell the chain that it should face the “main” road, being Peace. However, for those of us who live in the immediate area, we know that it probably would have better presence and visibility to the actual shoppers if it were facing south instead of north.
Of all of the streets surrounding this development, Peace is not going to be the one with the most foot traffic.

As much as I love what they do, Kane hasn’t proven much in terms of true urban development. To me, Publix faces Peace because cars. Simple as that.

Not sure if you meant foot entrance to Publix or car entrance to the garage for Publix, but the foot entrance to Publix is at the west side of Peace near the intersection of Peace/West.

Yep, but they still could have had the car entrance on Peace and the walking entrance on Johnson. They could have made the store itself be the ground level and had parking on top of it. They already have several examples of this model in Miami.

Foot entrance. I’m talking about cutting the corner… flat corner entrance facing the peace/west intersection. However, maybe this was done so the entrance would be visible to south bound drivers on Capital?? Idk… I just think it would have been more welcoming/inviting as a corner entrance to the intersection than where it currently is. But still I would take its current entrance location without a problem if Kane would have done more first floor restaurant/retail space. Right now, if you’re driving east on peace or you’re on west street, you have no idea what is going on in the first floor of phase I (unless you already know). If I were Publix I would have wanted at least some of that west wall to be glass so you can see in when walking/driving by. I understand that they need inside wall space… but I wish they could have figured it out to have more outside visibility into the store.

Remember they had the constraint of dedicated public parking for a full sized grocery store.

I feel like the street level experience is meant to be… experienced… on Harrington St. Especially when Phase 3 is completed and if/when a Phase 4 comes along from the SE corner of Harrington and Johnson.

Personally I think this sucks. All of the vehicular traffic from off of Capital to Peace is going to be running thru here, making this very unwalkable.

Again, in Miami, Publix has already occupied such a space with perimeter glazing. There’s a lot that could have been done.

I also noticed clearing work is going on across capital on the second 40 story proposal site, I’ll try and get a picture after work.
