We were displaced from the Quorum for 813 days. Reconstruction is ongoing with about 6 units and common areas still under construction and the commercial space still under construction as well. The date of the fire was March 17, 2017. Fires do occur in these wooden under-construction apartment buildings with some regularity. They are far more damaging in an urban environment with people living literally across the street as opposed to a suburban environment where the entire thing could burn and not damage any other structure. It certainly seems that downtown rents could support concrete and steel construction. It might be different if they were actually constructing affordable units rather than “luxury apartments” with cheap materials and finishes.
These residents and apartments did not seem to be helped by being finished and systems in place. 4-5 story wood framed building.

Woa. I was thinking that was an old wooden structure that burned up (maybe not as much a surprise). But it’s a modern building. Up in flames it goes! So much fire fire prevention systems. Scary!

No bears yet but I’m pretty sure I’ve hear coyotes in Dix at various points and I know for a fact we have some foxes in DTR.
Being talking about fire. Unless I’m mistaken that red/pinkish tint on the wood is a fire retardant.
So is the white stuff outside apparently. It had some Fire Stopper label or something on it as I walked by. I assume it’d be more effective once the building is done tho
Yes wood with that pinkish/reddish tint is fire rated.

I’m trying to figure out the parking deal there. SmoHo2 involves two 6-story apartments and a 9-story office building, but it looks like just one parking garage. I guess everyone on this site is sharing it?
With all the retail, I figure there’d be parking open to the public as well?
I wonder if the intent is for the garage for SmoHo1 to also be used for visitors to SmoHo2.
The SmoHo2/3 deck is 10 stories tall.
I wonder how that parking garage is affecting resales on the lower levers of the adjacent condos. Saw one on Redfin that has had a price reduction possibly because it was directly facing the deck. Overall I would think Smoky Hollow would be a positive for most of the building though.
I’m sure some people will come to SmoHo and park in the Publix level of SmoHo 1 and wonder over to The Hollow, maybe even visa versa but less likely. The SmoHo 1 additional floors are private for residence.
Any news, updates, or time lines for review/studies/etc for SH3?
