32 story apartment/condo complex coming to Downtown Charlotte soon so it’s being built.

Yeah, I knew if we counted south end then Charlotte would clearly have more. I bet the downtown cores are a lot closer than people think.

Or, we just count the Hillsborough street corridor and it add it to our numbers. It’s sort of the same thing, no?

You really notice the difference at night. Walk around DT Raleigh and you really notice all of the residences lit up as opposed to DT Charlotte hollow office buildings.

Hard to see progress week over week at this stage so I am adding an old picture to make it a little more exciting. The first picture is today. The last picture was an error but it’s pretty and from the same spot so I’ll leave it.

The Line apartments along West street are now having their 4th floor framed. The office building cladding continues. I even see HVAC duct work going in. Pinch your screen and you can see the bridge and related work going on. Parking deck getting concrete finish work done along the edges.

Are there any plans for the Wake County General Services building south of the Phase 3 site?

We’re calling that SmoHo 4. Supposed to go to RFP at some point.

It’s Friday. Part of the Line Apartments have topped out. Office building continues to make progress. Capital Blvd is looking much more Finished (they work all night almost every night). And I still don’t have balcony railings.

Dang, I hate you don’t have railings yet. Is it weather related or just . . . just?

They had to be refabricated for some reason. The unit below me has had them for three weeks or so. This is a great building to live in, but sure will be glad when our “little” project is over.

I sure hope that the median includes trees. It would be shame to have a median like that just be a grassy area. The trees would create more intimacy on that stretch of Capital and act as a transition to the scale of downtown proper.

I agree but I don’t remember there being any trees :deciduous_tree: in the renderings.

You might be right. I agree with John tho too, that’s a shame if they didn’t include them.

It’s cool to see the progress of the 9 story office ‘tower’, but that 6 story apartment with (5?) levels of wood is just cringey to see in downtown. But, I get that costs are part of the equation.

However, if that place went up in flames, ala the Metropolitan, it could jeopardize the office tower. How long were people kept out of the Quorum after the Metropolitan fire?

I guess the danger is minimized once the wood structure is finished and has a sprinkler system. Still, seems hokey to have these big wood stacks in the downtown like this.

I agree @KenAA. I think the folks were out of the Quorum right at two years. And some of the office space appears to still be vacant/in renovation.

If this wood went up in flames, I would be directly impacted. I’ll sleep a little better once the fire systems are in place there.

Any idea what is causing so many accidents on McDowell St. (near the train tracks)…?

I do agree that it’s kind of jarring and incongruous to watch it go up next to all the concrete and steel. Counterpoint, though… Once the exteriors are all complete, it won’t be obvious what any of the buildings are made from, and they will look good together like the renderings. Also, wood framed apartments are being built like crazy all over the Triangle and the country, and catastrophic fires virtually never happen, so I think the risk is pretty low.
