Another overcast Friday. And another elevated pic from R-Dub. My Friday office view is better than my M-Th view (different thread).
The first wooden floor on the apartments on the left is framed out and the second floor has started. Finishing work on the parking deck continues. Cladding is starting on this side of the office building. And slowly but surely the bridge project progresses.
This week followed by last week.

Gahhlee I can’t even think about how activated this area is going to be once tenants move in. If I were a restaraunteur I’d be scrambling to get any space within a half mile of this
Now if only we could get something to the west of that.

We need more office spaces it attracts more jobs and headquarters.
We need more office towers to get more jobs and company headquarters like fortune 500 coming to Raleigh.
No quibbles with any of those points. But, that right of way has been pencilled in for the northern approach (Section V, NC-5) of high-speed rail.
Or, rotated with all options detailed…
But all of that aside, it’s not like there isn’t a precedent of building and having civic engagement/development above and below an elevated rail line.

So, one could suppose that the west side of West Street wouldn’t have to be a blank wall supporting an elevated rail viaduct.
We could have started this with activation of the space under the new Capital Bridge over Peace St., alas no.
Yup. The Kane Effect wasn’t in place when the NCDOT let out this project. (Trying to imagine what a design-build what have looked like with their involvement.)
I gotta imagine Powerhouse Plaza will be redeveloped at some point. I know short-term, the 400 Hillsbro devs were planning to build 2 additional levels of parking on it to support the building itself, but I gotta think once 400H fills up with office/retail tenants and residents, they’ll want to take advantage of that space for another tower, as well. Hopefully whenever that happens, with the new height limit removal, they go a little taller and we get some more height variation on this corridor!
I know there have been numbers mentioned here in the past, but does anyone know/remember the number of residents in uptown charlotte compared to Downtown Raleigh? When going to charlotte for work, there seems to be a ton of office but not much housing uptown. With Smoky Hollow phase 1 & 2, we’ve got to be adding around 700-1000 residents Downtown.
Good question. From my observations as an infrequent Charlotte visitor, I get the feeling that a lot of the “urban” residents live in the South End along the light rail line rather than inside the 277 loop.
Charlotte’s City Center report in 2019 (which covers Uptown, South End and other neighborhoods) says 32,000. Downtown Raleigh’s 2019 report which adds a those living within a mile says 19,000. So I guess that’s a rough estimate based on loose definitions.
