Smoky Hollow Phases 1, 2, and 3

I wonder why there isn’t much attention paid to site 3 downtown. Nimbyism?

Maybe site 3 gets some interest again if we can get Smoky Hollow Park finally moving.

Similarly to the boom in development around Dix over the past few years, I think you are spot on. As soon as city council PASSES THE DAMN REZONING REQUEST for that corner of Peace x West, and that development starts up in tandem with the park… I think we see even more development spur in the surrounding lots (not just the Smoky Hollow Phase 3 lot, but I bet even that Wake County owned building just next to it on Harrington eventually gets some action…)

Publix on Peace St is for sale. Well the retail condo they lease is and there are some juicy tidbits of information on how the store is doing. (Sounds pretty good to me)

My review of La Cucina. Very friendly owner. Pretty good pizza & the garlic knots were to die for. More of a casual Italian dining spot.

For a 45,000-square-foot mainline grocer, a solid annual sales figure could be

between $18 million and $31.5 million

, based on average industry performance metrics.

This is derived from industry-standard “sales per square foot” (PSF) benchmarks:

  • Average PSF: General grocery stores see average sales of around $500 PSF. For a 45,000-square-foot store, this equates to $22.5 million in annual sales.

  • Good to High-performing PSF: A “good” sales figure for a supermarket is often in the $400 to $700 PSF range.

    • $400 PSF × 45,000 square feet = $18 million

    • $700 PSF × 45,000 square feet = $31.5 million

Per the RE listing, the Publix is performing well above even the 31.5M number compared to other stores in its size category.
