Smoky Hollow Phases 1, 2, and 3

Yeah, and no bird scooters. It’s a conspiracy!

From all the history I’ve read, it was Smoky Hollow. Kane went with Smokey Hollow for these new developments.

Got it. That said, the e-brochure dropped the e.

Why do developers like the extra E? The Olde Raleigh development at Blue Ridge/Duraleigh and Edwards Mill was new when I left Raleigh in '99 and my wife and I still make fun of it.

Smokey Holler. There’s another e for you.

I don’t think they used the e… didn’t have to drop it. I think “we” added the e.

It would seem that Kane’s team can’t make up their minds. This link clearly shows it without the e, but the rendering shows it with the e. Also, there’s this article from the N&O that shows the e.
At this point, despite it being grammatically incorrect, I am kind of attached to the e. Time will tell what happens.

Does anyone know if Phase 3 was discussed at City Council last night?

The developer “deferred to growth and natural resources” suggesting they want to give City Council an opportunity to have their say about the request prior to a public hearing.

That’s the info I got, not sure I completely understand it.

Edit: This is what I got when searching for “growth and natural resources” in context of Raleigh Government: https://www.raleighnc.gov/home/news/content/CorNews/Articles/0CouncilGrowthNatResources.html

Unfortunate that from Peace to Johnson on West Street will be a dead zone. Would have been great to see some store fronts here. Especially since West street will be a main focus from Wade all the way down to the Warehouse.

And that parking deck is such an eye sore. Why could they have not at least done retail/restaurant on the first floor and added just one more floor to the parking deck to accommodate. Oh well, nothing we can do about it now.

Any updates on the the Peace Street Streetscape project? From the website says completed by Spring 2020.

I really hope this brings in more business/restaurants on peace. This is a great opportunity to really grow the area. Hopefully the NIMBYs don’t ruin it for us… just like they do with every other project over 1 story (eye roll).

The west side of West St. between Peace and Johnson is really our only hope for something engaging and thoughtful. Its current use as a dirt parking lot needs to change. Even a more permanent location for a food truck rodeo would be better than the nothing-burger that’s there now.

IMAPS shows that sliver of land being .36 acres & belonging to Norfolk & Southern RR. Small shops would fit there.

That space is intended for the future HSR viaduct. Hopefully with active uses beneath? Anything and everything could go under there, from permanent buildings integrated into the structure, to shipping container retail space, to food trucks, to outdoor recreation.

The great thing about some of the more temporary solutions: Food Trucks, Shipping Container retail, is that it can be done now without having to worry about how long it could remain in place. The initial investment is small, and the solution is mobile. Hopefully someone with some pockets can make this happen so we don’t have a dead corridor.
Bring in the food trucks/containers, erect some sturdy but lightweight tents and make a terrific experience out of it.
I fully expect that Kane will fill up his retail spaces in Smok(e)y Hollow with chains like North Hills. I wouldn’t be surprised to see some of the chains that are already in North Hills open up a location in Smok(e)y Hollow as well. I don’t expect it to be a project filled with independents.
It would be terrific to have something more local and unique on that sliver of land.

We also have provisions for mobile retail now, too. Bring in the barber, bank and clothes trucks.
