Agreed! The walking shed for the new Publix is pretty significant because Glenwood South’s streets are easily crossed by foot (Glenwood, Boylan, West + all of the east/west streets between Hillsborough and Peace) where walking is an appropriately scaled activity. Crossing Peace St. near Seaboard is a more daunting exercise because the road widens for traffic in and out of the government complex.
Has anyone been by the site to take pictures? It’s been a while since someone posted some.

- Our last Council meeting before summer break will be [Tuesday, July 2. Several rezoning projects are scheduled for public hearing [at 7:00 p.m. including a request by Raleigh developer John Kane to rezone just under [3 acres near Capital Boulevard and Peace Street from 12 stories to 40 stories. Time will be allotted for members of the public to speak either in support of or against all items on the public hearing agenda.
And the foundation work for the nine story office building begins !! This is part of phase 2. The boring machine is turning, and soil is being replaced with concrete.

Most of his buildings seem to be about C-grade from a design perspective (Smokey Hollow 1 included.) I would give Dillon a solid B+. Smokey Hollow 2 might be his first one to make an A.
But all of this is utterly immaterial in the face of his ability to get stuff done. Build, baby, build!
Will this rail be used as a commuter in the future? Would look super cool having a train wiz by a 40 story tower.

David Cox used Nextdoor to solicit citizen input regarding the rezoning request for Smok(e)y Hollow Phase 3. I wanted to share it:
"There has been a long standing expectation that tall buildings are appropriate for the downtown core with heights tapering down as you move towards the edge of downtown."…"In addition to the general height of the building, there is concern about the amount of traffic that such a tall building will generate. The building is proposed as a mix of residential and office. My question to you is what do you think? Should we go for 40, keep it at 12 or perhaps at some height in between? I am taking many things into consideration. But, I do want to hear your opinions."
Needless to say, I told him I was in favor of it. I used the talking points that many of you have shared, so thanks for that. I hope my response will have some influence.

I’ll have to keep an eye out for his posts. Thanks for the heads-up. First time I’ve logged on to Nextdoor in a couple of years. I got a email that someone had posted a topic about downtown rezoning and I checked it out.
