That is exactly how I read her note. Pile it on in the most congested part of town, but a big building downtown!! Horrors!!

Iām sorry you feel I am being inconsistent, but the devil is usually in the details. I donāt have all of the details yet, which is why I havenāt definitively made up my mind on any of these projects.
From what I understand (although still to be verified), the Glenwood/Crabtree project would not result in increased traffic volume over what Sears was generating. The developer has plans to make significant improvements to mitigate existing stormwater runoff problems.
Peace/Capital traffic is choked now and I assume will be worse when the grocery store under construction is complete. Adding a 40-story building to the mix does concern me as far as traffic impacts.
Regarding downtown South, I am concerned about gentrification and about some of the issues raised in Luke Decockās N&O article: https://www.newsobserver.com/sports/spt-columns-blogs/luke-decock/article231935103.html

Ironically sheās gentrifying the city by limiting housing optiosn. If thereās 10 houses, 5 owned by poor people, 5 owned by rich people, and thereās 100 rich people moving into the city. Do you how many of those houses are going to be owned by rich people? All of them. In fact, the current rich in Raleigh will be gentrified themselves.

Let see if this works. Timeframe is when barely a few floors of the Dillon were constructed so makes for a cool travel back in time.
If anyone knows what the estimated traffic capacity of the square loop is, that could make a great argument ā by adding X number of trips, the roads would still be within capacity, for example. We need to use numbers and logic when supporting this, not just emotion.
Citing that she believes that traffic will be just the same as when the Sears was present is hilarious. That Sears had been on itās last leg for ages. I canāt imagine that there was any significant impact to traffic due to the presence of the Sears.
Sears closed because it didnāt generate any trafficā¦just saying.
How can she say that t a 30+ story tower wonāt generate more traffic than a Sears where very few people shopped?
We have to be wary of any numbers associated with a project that will change the dynamic of how people access places. There should be less overall car miles associated with a project that has a walkable neighborhood. Even so, donāt we have to create the traffic demand and become uncomfortable in order to justify rail transit? If not there, then where Stef?
I have to give her credit for responding. That said, her responses make no sense IMO. Iām being respectful in my dialog and she said she hasnāt made up her mind. stef.mendell@raleighnc.gov if you want to try to help sway her opinion. Itās my opinion that we should be respectful and constructive in our communications with them.
Do not know what current design capacity is, but would seem that a few small changes would greatly increase it.
My 5 minute of top of head idea would be to, restore the north bound exit from capital blvd to Peace for west bound Peace traffic only, put free flow right turn lanes at Johnson to Harrington and Harrington to east bound Peace. One thing I see as minor problem is anyone leaving phase 3 going west on Peace would need to go west on Johnson to West st to Peace St. Basically
turn the square loop into more like loop exit, between the smoothed out square with no stops and replace north bound exit for west bound Peace traffic would handle the vast Marjory of traffic from Capital Blvd to Peace. Traffic from Peace to Capital would stay the same as current plans.Seems my be easy to design in to Phase 3 at this point. There are likely issues iām over looking.

How much damn traffic was Sears generating considering they are near bankruptcy and closed this store? If the tower is as successful as Sears, this area is doomed.

When that Sears first opened, it generated a lot more traffic than in the last few years. Iām sure they are using those numbers.
After these last posts, see below, I am going to have to divorce Nextdoor. I share this so that you guys know what Council hears from their constituentsā¦

I believe this whole thread was what I needed to finally exit Nextdoor. There is a lot of misinformation floating around on almost every subject that others believe to be fact and it therefore becomes public opinion. Between this and people posting pictures of dog feces to get their point across has finally convinced me this isnāt the place for me.
Xxxxx you should re-read the N&O article from June 13. It explains the timing/requirement for a traffic study. And the $1mm commitment is more accurately described as blackmail than a bribe.
You could go mad trying to āfixā the misinformation and providing facts vs feces. Thanks for trying, @R-Dub.
