I wouldn’t mind walking down into a gym. Its the walking back up and out that would be difficult for me! The stairs leaving Carmichael Gym at NCSU were always a killer for me, if my workout had been good, lol.

I was chatting with the designer who worked on this. The missing E is a tip of the cap to the way they spelled it when the name Smoky Hollow came into existence. I think we hit on this back when this project first started.
The poorly played Tetris blocks appear to have been filled around with dirt. Looks like foundation progress to me!

Can one of you smart people point me to the plans for Smoky Hollow P2 that were submitted? There is some serious foundation work going on out there and I want to try to figure out what is what. TIA.

Am I wrong or is nearly the entire Phase II first floor parking?? I see a few grey blocks that say “1 story office” but most of it looks like parking. Like nearly the entire block. 
Edit: So maybe the courtyard area is elevated? Still looking.
Edit: instead of deleting my prior comments, I’ll show my ignorance. Looking at this thing from my cell and didn’t realize it said “Existing Conditions Plan”

lol, yeah, it’s all first floor retail except for the parking deck.
I didn’t think that the first floor was parking, but it’s an interesting consideration with an elevated plaza. Let us know what you learn!

I actually hadn’t had time to research the plans until now.
Counted total of 12 retail spaces, with vastly different sizes which is a smart move.
4 different height elevations at 5,6,7 & 9
281 apartment units with 70% being 1 bedroom or studio(196 units). With 371 total new residents.
Also only provided 706 parking spaces but were required 755, I wonder how they got away with that.
This is large development especially combined with Peace and everything else being proposed.

I think this is all the brick we will see on the parking deck. But I still have faith it will not be raw concrete in the end.
So, serious question here. If a developer builds to the UDO, does the city have any mechanism that they can use to prevent a developer from leaving an ugly garage like that exposed in such a prominent way?
Deny permits, perhaps?
