Smoky Hollow Phases 1, 2, and 3

I haven’t been to Miami much but was there last October. It’s something else… I do like it tho. I can’t see Raleigh ever getting there for so many reasons. I’d be happy with some more palm trees at least :wink:

Miami hasn’t been in Dorian’s sights so far. Now, Palm Beach, that’s another story! If the storm hits there, that’s 65 miles north of Miami and the effects should be minimal in MiamiDade since it’s quite a distance, and it’s also on the weaker side of the storm. If the storm turns northward, it’s very bad news for all coastal communities north of Palm Beach County. Sorry about going off topic.
That said, there are a lot of lessons to be learned from what Miami’s doing.

There are things that Raleigh can definitely learn from Miami. I think that there’s a misconception that Miami is filled with all of this color. It used to be that way, but it’s trended more toward clean, modern and things painted white. All of the other colors fade too easily and white is much easier to maintain!

Parking deck progress. I believe there will be an entrance from Harrington and a throughway that connects Harrington to West, with an entrance slightly right of middle in this shot.

Cool photos! The little triangle shaped patio off that equipment room is going to be the most exclusive club in the city. It’s super hard to get into. You have to know people.

That would actually be a very interesting use of that space.

Pools built in the middle of these doughnut shaped complexes seem strange to me. Looks like a pool built in the middle of a prison complex where the guards keep watch. Put the pool on the roof.

I guess if you get too hot you can go to the shady side?

Going to be a fairly smaller office building… or am I wrong? Looks pretty slim compared to most buildings and only being 9 floors… I would assume it’s not going to allow for a business of decent size. Is this going to be another “wework” type space or small businesses?

I also feel like this is a missed opportunity to build a roof top balcony similar to One Glenwood. I would have designed a top floor with an outdoor space all the way around the top for multiple views of Raleigh.

I know everyone is excited about Smoky because we are finally getting something and its creating quite a much needed presence in that area… but I really feel like we are just settling. There isn’t much design… height or anything significant. Getting publix is great… but that’s about it from what I’ve seen so far

They aren’t done with all of the foundation vertical beams yet.

Take a walk there on Harrington by the West St condos. Imagine it 33% wider and 3x as tall. It’s gonna be massive. Nothing in this project’s first 2 phases (of maybe 4 or 5) is stunning, but I think they’re both solid and pretty different from what we have a lot of downtown. I think we should wait until it’s finished to judge too hard, but I am feeling like it’s going to make a whole new district that looks like its own thing.
