They look just like Hargett Place. Sort of an interesting juxtaposition near all the contemporary/modernist-ish stuff in place and proposed. I always figured this area would become something of the ‘best address’ in Raleigh and is getting some cache along those lines now I think…

If it’s done that’s the second neighborhood project to go belly up that I’m disappointed about. The first that just went poof and vanished is the Vault Craft beer bottle shop that was going into the old church on South next to the new townhomes. It was going to be a sandwich shop too. Would have been nice to have some restaurants right around here.
It will come. I bought downtown back in '96 when it was practically tumbleweeds. People thought that I was nuts. It took a while before things started popping up back then in support of the residents, but things are moving a lot faster today than they were back then.
I mean its not like we don’t have stuff close by. I was pointing out to a friend from Boston yesterday that basically all of downtown is within a 30 minute walk from our house or a 10-15 minute CitrixCycle.
But on days like yesterday I would really like something within a couple blocks

That and the former Men at Work car wash property are owned by a couple, not a developer. I’ve heard that they are modernist fans (both these properties seem to have mid-century buildings), and that they were the ones behind the Vault idea. It seems maybe they’ve had some trouble moving forward with their plans, but they did remove the cladding from the service station, which revealed that it’s a prefab enameled steel panel structure (precursor to Lustron homes).
My guess is that they want to preserve these buildings, and maybe that has caused some of the delay? I’m staying hopeful that we’ll eventually see something really cool there, but it was disappointing to lose Men at Work.
The reason I think they’re not moving forward (and I’m just guessing) is that the guy was using the garage as an hub for a business and there was work going on with the old church/bank building. Then all of that stopped and the garage turned back into a garage.(It would have been much better if they had just let Men At Work stay) I don’t know if he was told he wasn’t allowed to operate a non-automobile based business out of a garage (which would be silly but I’ve heard sillier) or if something else is going on
The Vault Craft Beer website is still up so hopefully it’s just a really long delay.
I think old gas stations make excellent coffee shops and the more retro looking the better. Kansas City, Portland ME, and Durham with two (Joe Van Gogh and Cocoa Cinnamon )local favorites all show what a great use this is.

I always wonder what that means exactly. What conditions are on there? Like, approved with the condition you can’t serve sauerkraut, or like we approved it but changed your whole plan?
Looking closer at the plans, I’m assuming the 1,000sqft “proposed accessory building” will be their own onsite smokehouse. You’ll be able to smell this for a mile around the restaurant.

This makes me so happy!!! I was considering buying the lot (or leasing) and putting in a breakfast/coffee/something or other there. I love Duck Tacos in Asheville. I think Raleigh could use one of those. Guess I’ll have to look elsewhere!
Yes, the plans mention a viewing window on the sidewalk for the smokehouse building.
It has been taking an inordinate amount of time to get site plan approvals lately. Something like this should not have taken so long.
It’s partially a reflection of the Council.
There are a large number of plans being submitted.
The UDO is full of problems and staff doesn’t really have the authority to resolve them.
I am guessing the ‘Condition’ here relates to the smokehouse…?
