Also, what am I looking at? Are they burying or moving all the parking under the building and they are adding a wave pool out front?

Still mad as hell they’re not putting ANY ground floor retail/restaurant here. Immediately across the street from the NC Science Museum which just opened up the brand new, globally discussed dinosaur exhibit. Foot traffic will only increase on this block, and they’re completely wasting the street level experience here when they could’ve very easily and painlessly leased it to any national chain.

I went to DEQ last week and the site was really active. It actually surprised me how active it was. Really wish we could see a rendering of what is coming. Based on the site plan, I’m guessing they must be building out their “campus” in phases b/c I only see one building on this massive block. Next time I am at DEQ, I’ll take some pics and post.

It does say Building 1. Would be odd to call it that if it is the only building.

I think it’s a tiered plaza that is runs level from the south side of the block (front of the current Administration Building) over an underground parking structure, with tiered steps on the east side. Makes more sense if you look at the topo.

I’m assuming that all the white space is grass or planting and the hatching is various kinds of hardscape. But who knows! You’ll find out when it’s built and you’ll like it!

It’s just as plausible that it’s “Building, Lot 1”

A couple things to notice.

  1. This is going to have more square footage than the Wells Fargo tower, by a lot
    Wells Fargo: 540K
    This Building: 720K

  2. The whole development will be on top of Underground parking. Looking at the site plan, this looks nice.

  3. There are stairs connecting to a plaza level from the curb level.

Put a damn Panera or Chipotle in there and it would make a killing. The only restaurant that currently serves that area is the Daily Planet attached the museum (surprisingly good for a kids museum restaurant), and if I had to guess, 25%-50% of their weekday business is from the office workers in that area.

That sounds like it’s the gross square footage, which would be way over the RSF. Either way I agree this is not going over 10 floors of office

It’s not Marbles but there is a very strong presence of kids there every single day, especially during the workweek due to school tours - which I think was the point of the original post.

if it is an investment issue could food truck /mobile vendors may be wise as a test run?

That’s such a nice understated building built with really high quality materials. Shame on a lot of levels they’re not incorporating it into a new thing built on the parking lot.

Especially given the rumblings we’re about to get a J Davis “we used 12 different kinds of cheap siding so the building is now fun and interesting” kind of effort replacing it.
