Status planned mixed/use development pipeline

330 W Hargett/Legends and Vela were my choices. I was hoping to see Salisbury Square, Creamery, and Madison all start last year and nothing happened with all three of them :frowning_face:

I voted Park city South phase 2 simply because Kane is attached. And the Vela does seem all but a given.

Voted for Vela & Salisbury Square. Seems like most of us are on the same page :grin: now let’s hope our predictions are correct! :crystal_ball:

I thought they had done some demo and site prep over 2022 for salisbury square? The wikipedia list of tallest buildings has had that one listed as under construction for a while now

You’re right in one aspect, but I’m more referring to stuff like this article I’ve included here. Back in March 2022 they were predicting the first residents would be moving in Spring 2024 timeframe, which doesn’t look likely at this rate.

What processes and planning has the Vela gone through that everyone thinks it will happen soon? I voted for the Creamery and Salisbury Square.

My personal algorithm that predicts the likelihood of a tower happening is an inverse relationship to the proximity to the Nexus site.

I also voted Creamery & Salisbury Square - both with approved ASR. Vela does not have their ASR approved yet (looks to be on their 3rd attempt).

I’d love for all three to start up soon though!

I think Vela will get there’s soon.

Vela and 222 W Hargett Street projects have Design Alternative reviews on March 3rd. So guessing these won’t start any time soon.

Vela Longview will be 336 feet tall.

It means that the plans are not compliant with standard building design regulations so these developers are asking the city to accept alternative design plans (with justifications). Can’t build without fully approved plans.

Sounds to me like the developer wants to propose some design changes (probably value engineering).

To your knowledge would any developer (much less John Kane) not know what would be compliant before they provide plans?

Would that be more inline with me making a change to my new home plans after I have agreed to them?

Vela wants a relief from the ‘build-to’ setback requirements. Makes sense to me due to the odd shaped site.

330 W Hargett wants to have a loading dock that trucks can back into on S. Harrington. Seems reasonable.

Does anyone know what is being built on South Blount, between Bragg Street and Branch Street? I beleive I have the location correct. Maybe affordable housing? The site is quite large and is completedly cleared. I was not sure which thread to post it on so here we go.
