The Fairweather and other condos on S. Harrington

It’s almost a litmus test for what the public is willing to spend to live downtown.

I think I’ve been preaching this for a while. People want to invest in downtown and there is a severe lack of inventory for that opportunity. Rentals aren’t condos.

Did you ask for a specific change or did they miss something from the plans?

Alterations. The closets were considerably undersized for a “luxury” master bedroom. @John helped us though we did get all of what he recommended. Lol

The alignment of this on west/Harrington/south is kind of off. Will they be getting rid of these trees or keeping them? It seems as if there is a very limited entry point. It is not the traditional 4 corner full block development.

That circled blue section has a power line going through it so it’s not possible to be apart of the development.

It’s just an easement (as @Will said) but they will be dressing it up. Most/all of the vegetation that was there has been removed.

Along with the homeless encampment that had been in that vegetation for at least the past 7 years.

I’m looking forward to the steps going up to Harrington from South being a lot less trashy. That area has been a consistent mess for a long time.

Will they be making it a plaza or what are they doing with it? (I apologize but I am very behind)

Outside of renderings and basic information from Monarch Realty it’s basically going to be a courtyard kind of area with some nice landscaping. Not sure if it’ll be open to the public though I feel like it’ll probably be enclosed.

We just had a meeting with the Fairweather peeps (Const. Manager, Monarch, our realtor) and did a hard hat walkthrough of our unit. Super exciting! They are still on schedule and saying a Sept 3rd handover. Some interesting information for those of you interested.

  • The floor they’re framing up for concrete now is the ceiling of the west side full building height, and the last floor of concrete. The lofts for the penthouse level that extends up a floor on the east half of the building will be steel.
  • The first floor parking deck is not being considered in the “floors” and is P1. Our floor (level with Harrington" is P2.
  • They’re considering parking in the area to the south of the building which is the area thought to be some kind of courtyard/grassy area. Not sure how this will unfold in the coming months.
  • The crane will come down as soon as they have the steel beams in place for the “lofts” mentioned above.

Side question but related, are there any architects here that might be interested in a very simple side job? Please DM me.

Throwing this out there again as the site seems more active today. Looking for an architect to make some very simple changes to our floor plan at the Fairweather. I’m told Raleigh Architecture is backed up and will be very pricey for something so simple. Please DM me if interested or you may know somebody. Thank you!

Concrete work is almost done. Steel will fill out the right top two floors and then the crane comes down.

Man I am running out of endorphins from scoping this flood of amazing aerial shots of DTR today.

I’m literally gasping aloud at how cool each one is. My wife was like, what are you going on about in there? ‘Checking out a big upload of Raleigh drone shots on dtraleigh’ I yell back.

She comes in to see. My main workstation in a system76.com (linux) workstation with 64GB of RAM with a cheap Vizio 43" 4K TV ($350! amazon!). Running 4K for browsing stuff like 3D google.maps.com and things like that has been a blast on this.
But these drone shots have been fabultastic on full screen mode.

This shot of the Fairweather is really a whole new vantage for Raleigh. It’s great to see the expansion of the city south of the train tracks. The view from the altitude of the drone is just amazing.

Needless to say, yours is probably relieved that your gasps are just from aerial drone photos!
