Mostly wishful thinking @OakCityDylan. It is more likely that they are trying to maximum the site and 520 Harrington getting their rezoning just makes this request viable. I really liked the design that was in ASR. I just hope it doesn’t become downgraded along with the rezoning.

COULD happen. Now that the rest of the block is going for the rezoning and will need a re-design…let’s just say if it were me and I owned 520 knowing the building hurdles, I would at least be exploring that as an option.
Commercial space at the Fairweather is now under construction for upfitting (Bardi Designs - Interior Design Firm). The potty and the dumpster arrived this morning. The construction in this neighborhood is off the charts!
Do we know what kind of use this space will have? Retail, food. Bev, professional service?
Interior Design Firm. So nothing extremely interesting. But at least it is being built out and not continuing to be vacant.
I was just wondering if anything was actually going to happen there. The sign had been in the window for a while now. Glad to see it’s finally starting.
Not super interesting, but it will be nice to have more people coming into an office in this area which will hopefully drive more interesting food and retail options in the area as well! I’m excited for a good mix in this area and while I’m selfishly most excited for food, I’m glad some spaces will be bringing people in to support said food businesses too.

The land where the FW sits is the previous home of several African American historically significant properties.
Planning commission heard about Z-15-23, the lots next to the Fairweather today. Video below and some public comments. No vote today. Sounds like if we’re trying to get the setback right, we’re almost there.
Oh please. There is no requirement for the 5 floor section of the previous design to be wood construction. That’s a false narrative IMO.
Also, 12 feet between buildings is not an unreasonable request given that the Fairweather has windows facing north. Even with 12 feet, it’s going to feel pretty oppressive. The space between the Paramount and 615 Peace is much greater than that at their most separated and I couldn’t imagine it being any less if I faced that direction (which I don’t).

I watch these at 1.75, sometimes 2x, speed. It’s much easier that way.
For reference, this is more than 12 ft between Paramount and 615 Peace. This is just the pinch point that affects only one bedroom of one line for a couple of floors, and that bedroom also has a glass wall and balcony that faces Boylan.

You are right John and thanks for bringing up those points. The developer saw an opportunity to get 12 stories on that section once 520 S Harrington was approved. I was pleasantly surprised that the Planning Board listened to the comments from us at the Fairweather and actually told the developer to come back with amended conditions. I am especially looking closely for that change to add the 6 foot setback on our north property line (100 or so feet is all we are talking about). We will see how this unfolds at their June 27th meeting.
