The Fairweather and other condos on S. Harrington

Yeah I don’t know. I would be fine if they created another district and had 9 members.

An at large district and a temporary person in office. Until election time, they should also move election back to odd number years.

…to go back to abysmal voter turnout? I don’t think you’re understanding the reasoning behind the (correct) move to even years.

I say that because the Democratic Party got involved with this election and Livable Raleigh and the Dem Party are tied in. According to my sources.

Is your source this very forum? Lol

So, to reiterate, elections were moved - literally by the City Council and Mayor, actually in-spite of opposition from Democrats and Republicans alike- to ensure higher voter turnout (state/fed elections are even years). You really seem hung up on Livable Raleigh even on issues they really have zero influence in lmao. Post-election, I’d be fine not bringing up Livable Raleigh unless they actually maintain relevance going forward, which only remains to be seen regarding a small handful of newly elected councilmembers. Don’t just let them be your boogeyman- as of right now, they are essentially irrelevant, as most of their preferred candidates lost and the ones that won are hopefully a lot less NIMBY than they’ve lead on.

The little birdie says that as of this moment the height will be amended down to 12 stories and conditions will be added that make the rezoning more palatable to the FW. Now whether or not the new Council agrees, remains to be decided. It still does not, in my humble opinion, mean that this tiny lot on a dead end street will get through ASR. That my friends is a discussion for another day once we get past (or not) this rezoning request.

They were going for 20 stories initially? Not a huge downgrade, so I won’t complain.

Council unanimously passed the rezoning request for 520 Harrington Street last night. This was an amended request, based on feedback from the FW, down to DX-12-CU. While the neighbors weren’t overjoyed, I personally feel like it was a win. The negotiated conditions at least make it better in many ways. According to the developer, we are 2 plus years from anything actually being built.

I was watching that and thought of you! Specifically your comment that it’ll be interesting to see if they can get through ASR and permitting. I guess we’ll find out!

Technically correct! “Never” is much longer than 2+ years. I don’t know how they expect to do anything there but sell to the 401 Cabarrus assemblage, and it seems like they missed the boat

Yeah, I feel you. I just was trying not to be a Debbie downer first thing this morning.

Unanimous is very telling and I think encouraging looking at some of the other requests in the funnel.

Hopefully long gone are the days of “unanimous (minus Cox)” votes hahahaha

The attorney did a bang up job making sure the Council understood they were putting close to 20 new conditions on the request. Plus coming down from 20 to 12 stories. What’s not to love about that? Especially if you are new to the Board. Honestly it was a slam dunk.

Hold on to your hats…a new rezoning is coming. I just got notice of a neighborhood meeting for 513 S. West Street and 514 S. Harrington Street on Feb 2nd. This is the Fairweather Paint property which was in ASR and currently zoned DX-5. They are asking for DX-12-CU. So this leaves up in the air whether this property will combine with the infamous 520 S Harrington, which we recently saw approval for DX-12-CU. Stay tuned.

Just hit the wire: https://community.dtraleigh.com/t/the-raleigh-wire-service/748/2189?u=oakcityyimby

The DX-5 was why the building stepped down on the south end. They’ve got such a good design already and I like the building height variation in this area. Skeptical about a 12-story building filling the whole site, but I suppose they’ve earned the benefit of the doubt so far.

I’m just sad that project is seemingly still a ways out if they’re just now looking at more height on the rest of the block. I don’t think the 520 parcel has anything to do with this (@svp).
