Yay more unaffordable condos!

Exactly how many condos do you think have been built in the last decade in downtown Raleigh?

Additionally, the last post isn’t even about new condos. It’s about an office space below currently existing condos.

This is a ground floor business. The condos were finished several years ago. And affordable is relative. The people who own them can afford them. Except @OakCityDylan who fled to Florida to skip out on his bill.

Yeah, pretty ignorant comment. Again, supply. We need a LOT more condos downtown if we’re ever going to approach “affordable” for condos downtown.

When the Fairweather broke ground, it was the first condo development downtown in 10 years. And I think we’ve had 1 (small) development since and that one isn’t even done yet?

Affordable is going to be relative. I don’t think that we will ever see the sub 200K one bedroom condo downtown going forward given land and construction costs. Frankly, I wouldn’t hold my breath for sub 300K either. That said, affordability will be relative in comparison to new product hitting the market. Existing condos will likely continue to be less expensive than new ones of similar size.

People don’t want to buy affordable condos. Look at MLS - on Glenwood Ave there are 16 units available for sale ranging from ~$400-1m+. Units in 222 Glenwood have been on the market for over 100 days. 510 Glenwood has a unit for $325k that’s been listed for 100 days. That’s almost $100k less than the median Raleigh home price. It is affordable in this city, IF you want to live downtown.

Yeah well…yes and no. The condo market has always been its own thing in NC. We tend to buy into SF on large lots as the only real option. Condos (and even townhomes) are either something you buy into or something you don’t. (No pun intended).

Personally I wouldn’t live on Glenwood Avenue for all all the tea in China. I looked at those several years ago and could not talk myself into those no matter how nice (or not) they were. I believe if there were more developers interested in doing some condos in the right area, then I do think there would be interest. I am watching the Landsing in the Village District for example.

I had the same experience. Beautiful condos, but I wanted somewhere nearby for my dog to play off leash, and it’s not exactly the most cozy area. So I went with a townhouse in Oakwood instead.

That was me! I requested it since there was one there before Fairweather was built, but it was never replaced. They got it out there quickly!

Thanks!! I am happy you thought to do this. I understand someone will need to empty this but it really is needed.

Well…well….well you can now own half an ugly condo at 515 W Lenoir for a mere $1.445M. It may not be very attractive but it boasts 4 beds and 4 baths with 2833 sf. Just waiting to see who on here rushes out to buy one of these babies :baby:

To be fair it looks better from the street than that angle, and it did appear to include more quality materials than a standard TH seen around here. Definitely custom built

Obviously aesthetic beauty and symmetrical alignment are in the eyes of the beholder. This one is a dud IMHO but I will say it at least fits in somewhat with the townhome community next door.

It doesn’t even look bad from that viewpoint.

I will add, really not digging the bird nest nook between the upper landing and shed roof pavilion thing. Seems like an afterthought
