New article about improvements to Oberlin Road. This is the first time I’m seeing this type of streetscape in Raleigh.

So, it looks like the owner is just adding another unit to an existing duplex.
It’s like a duplex is getting an attached ADU.

BOOOOOO! Was hoping that building might be prime for demo and redevelopment (the building footprint + some surrounding parking lot would be enough for one of those 5-7 story apartment towers that you see all down Hillsborough now)
I think this will do well! Fits the vibe of the neighborhood and gives an actual bar option in an area pretty much void of one.

Not even that, the ADU already exists. There is no construction scope in this proposal at all; it’s just reclassifying one duplex + ADU into 3 units of FTDO (had to look that up – Frequent Transit Development Option)
So… is this basically just codifying the FTDO classification of this site so that the owner can redevelop it more densely in the future?

Interesting, I noticed some of the exterior of the building was removed, wondering if they’re changing it or just doing repairs. Glad to see some movement.

I’ve been riding this section every now and then to check the progress. It’s coming along, but I could have sworn the original completion was spring 2024 which is what prompted me to start riding over there more often. Once I saw the end of Jan that it was taking a bit, I checked again and thought it then said Summer 2024. Now I’m seeing Fall 2024.
I’m crossing my fingers the bike lanes are completed before then. I’ll ride this section with the ebike quite a bit. I probably won’t mind it on my regular bike either other than the fact it does turn into the typical sharrows in sections (why can’t we have an actual cycle track or actual separated bike lanes?).
I do think this will be a great improvement for the area and am excited for it.

I would love if they started redeveloping some of the larger parking lot areas into 3-5 story strips of retail with apartments above, allow a bunch of current retailers to move over to them, then start redeveloping the current retail strips with the same.

But where would I park…
In one of the soon-to-be many parking decks in Cam. Village lol - there’s the new hotel coming in that will have extra spaces, the new apt building deck looks enormous… gotta have room to share in there. The Wake County library deck. And then I imagine one of the lots could be developed into a deck with wrapped apartments that could handle it. Can even make some street parallel parking work between the new buildings.
