Realistically, I don’t see a significant number of tall buildings being developed in Raleigh over the next decade (most will be 5-7 stories). Until the city’s parking infrastructure and transit systems are better understood and improved, it’s simply not feasible to support high-density (10+ story) development that requires large parking structures. Also high-rises tend to be office buildings where the high price tag is absorbed by businesses where with high-rise residential it’s very costly and most markets have a finite number of buyers/renters.

Projects like Kane’s Platform provide ample density for mass transit, street retail, and keep the price of rentals affordable, it just doesn’t change the skyline substantially.

There was one 20-story office building proposed in the original PD that would have been on the side of the property where phase two is. It would never have been built anyway, even if Kane hadn’t voluntarily scrapped that plan, because of market conditions.

Sure but I also just refuse to believe that every development “Requires” large parking structures when all 800 of our existing parking decks sit half empty most of the time…..

EDIT: sorry did I write “800 of our existing parking decks” ? I meant 8,000.

Also, it’s still the case that height isn’t that important for making a city livable. European cities remain under 20 stories and still have higher density and walkability than almost anywhere in the US outside of nyc.

Yeah I’ve never understood this obsession with only wanting to see tall buildings. I think we need to have more 5-10 story buildings all over downtown than sparse 20+ story buildings that don’t improve the overall resident and touristic experience.

Not necessarily complaining - just lamenting the lost potential of HUGE lots like these. Plenty of small buildings and surface lots that are ripe for 5-10 story development…. but these bigger lots are what’s more likely to house larger/taller developments… and yet….. :sweat_smile:

Except we don’t have centuries of cool, dense lower height buildings like Europe. All we get is generic 5 over 1 apartments. I’d rather see tall, interesting, modern buildings in our downtown core. We already suffer from the reputation of being a boring city, and our downtown is tiny. Skyline and impressions matter when marketing our city to visitors and residents alike.

Well Kane can get things done. This building is almost totally under roof. Windows are all but in. Siding has started. Please please eliminate that hideous seafoam green :nauseated_face::face_vomiting::dragon_face::troll::singer:my emoji seems to be missing so I hope everyone gets the full picture anyway

I looked in the glass of that alleged brewery space and there was a group of Hispanic people sitting around a table just now. Not sure if it’s a hangout area for Platform II or they had been working inside.
