@nipper.dwight reminded me in another thread- you can probably go ahead and put the Nash Hotel in this, as it seems it’s the one that’s likely to get off the ground sooner than later. 10 stories across from the SW corner of Nash Square park

Looking at your model I see a lot of potential around the squares. If we could get tall buildings south of Nash and east of Moore square that would really change downtown. There is a ton of underutilized space between the cam block and the justice center.

@Vatnos love those renders. It really highlights the areas just begging for development. IMO, it drives me crazy to see those expanses of surface parking on the blocks NE of the Capitol, right here in the heart of our city. The other parcel I can’t stop staring at is the Enterprise lot. This should be the site of Raleigh’s signature 50+ tower. Alas, we’ll probably get a beige Hilton Garden Inn.

Personally, I’d prefer that lot to remain as is if it means a taller, mixed use, DECENT looking project were to be proposed a few more years down the line (it’s not like that land won’t just keep increasing in value, something else would absolutely have been proposed sooner than later). It’s a lot easier to redevelop a 1 story/small footprint building and surrounding parking lot (Enterprise) than it would be to demolish a more recently built 12 story concrete/steel building w/ multi-story parking deck and then build something new yet again. In other words, when this ugly, squat… thing is put up, it’s gonna be there for a LOT longer than the empty lot and Enterprise building would’ve been even if this wasn’t proposed/approved.

With how long things take to be built it Raleigh, that could be another 10-20 years. It has taken forever since the original proposal of this hotel to become an actual reality. There is a lot of other space imo around Raleigh where other substantial projects can be built. Also, there is parking lot right next to this hotel where something much better could still go as well. I do agree that this isn’t the best building but at least something might be built. With the Redhat amphitheater block being redeveloped in the years to come and surrounding areas, this hotel will hopefully be surrounded by other more aesthetic buildings and won’t be such an eyesore. Maybe I’m just over waiting 3-5 yrs for one thing to be built after renderings and proposals are put out.

Completely agree. The building is not good by any means but way better than yet another empty lot and a lack of hotel rooms.

Agreed, just wishfully thinking that it shouldn’t be this binary between dumpy airport motel or parking lot for 5 more years.

I’ve been waiting for downtown “to happen” since I first invested in it 25 years ago. I don’t think that I have 25 more years left in my life to wait for it to happen. If we get some dogs, we get some dogs. Density of development will, in itself, create more energy and more demand. If we have to sacrifice a corner to a less than perfect project to make that happen, so be it.

I don’t think it’s settling at all. While I’d love this to be a top tier DX-40-based hotel, we aren’t there yet and we have a massive deficiency in hotel rooms, especially with the airbnb fiasco. We can’t build hotels fast enough. I’m hopeful the Willard, Nash Square and the Courtyard next to the Convention Center are up and taking guests by 2021.

Between Springhill Suites, Courtyard, and Hilton Dual Branded we’ll have 600 rooms two blocks from the RCC. IMO that’s the progress that has to happen BEFORE we can lure a 500+ anchor for RCC.

There will be plenty more rooms to come on other lots that are yet to be developed. If one steps backs and looks at the big picture, there’s a lot going on right now, or just around the corner. Momentum is on Raleigh’s side right now.

Even moving it further to the left/north, I think its going to show up great. That could really make a difference.
