it is the least objectionable building proposed in the past 10 years, imo

a parking deck on Fayetteville Street being replaced with a 400 ft tower that looks better than the 3 we currently have

I agree. If it comes together as this design suggests, it won’t come across as a dated builiding for quite a while. When I think of buildings that didn’t date well, I always think of One Wells Fargo in Charlotte with that giant Palladian window on top.

Wells Fargo in Raleigh for that matter would be improved drastically by giving it a crown that matched the rest of the building’s theme. For PNC the balconies are the main negative for me, though it is way better than the renders made it look like it would be thankfully. BB&T is the best of the three… unless it rains and then it’s the worst.

IMO my favorite is the Wells Fargo building across from the Alexander Square deck. I just like that style from the 90s and I think it has aged well. But I agree, this is a great design and is so much better than what is already there.

Here’s the new renders.

Facing south on Fayetteville Street:

Facing north on Wilmington Street. Not liking the very noticeable parking deck, a glass facade like PNC Plaza might have been a better choice. Notice the food truck in the parking lot of the M&F Bank:

Tower entrance:

The terrace:

But Fayetteville Street badly needs a lifeline and if this has to go up the way it is I’m all for it.

Man, PNC Plaza really is the gold standard of parking decks. It seems no one has replicated that since it was built.

Too bad the architecture of the tower above it didn’t match the attention paid to the parking deck. Those “lifeboat” terraces (that aren’t even glass railing) just kill the design residential part of the tower.

While they would look much better with glass, I don’t think they are that bad.

Who knows maybe M&F Bank will decide to build a new building that can block the lower half in the future. M&F Bank building is ugly.

Highly doubt this will be built. With employers realizing most work can be easily done remotely, “office space” is a quickly dying concept.

Well, we’ll just agree to disagree on that one.

Eventually everything will return to “normal”. Projects may get delayed for a while. It sucks because Raleigh was on the verge of a building boom, like now, back in 2007/2008 until the markets crashed. Edison tower (4 towers) never took off, ended hopes for Soleil Center, Clarence E. Lightner Public Safety Center didn’t have a chance (in addition with politics) and alot more projects that eventually just traded hands with whole new plans that still sit idle today. The funny thing is that I noticed this just before covid hit. Lol

To be fair, a LOT more happened pre-Covid than happened pre-financial crash of 2008. DT was able to get a ton of game changing development under its belt, and a lot of it is still under construction.

JPM just ordered everyone back into the Office. Most companies are going to end up with everyone back. While work from home was initially great, production drop off has been noticed across the board as WFH fatigue has set in. Internal theft has been a real issue too.

Sounds about right. I’m sure that for many employees working from home is ideal and productivity is unaffected or perhaps even enhanced from being in an office setting. But for many many others myself included having the cultural support of face-to-face coworkers and staff is a huge productivity boost

Looks like construction start has been pushed back from 2020 to 2021, but they area still optimistic about putting this building up.

Timing is interesting with them releasing new renderings and then announcing the delay. Maybe they were just trying to create some positive momentum before the disappointing announcement of the delay.

I am betting the delays are just that, regular delays of any massive planning project. I can’t imagine the level of detail required on the engineering and infrastructure improvements needed to go through all the different departments with the city before getting any sort of construction authorization for a project this prominent and large.

2021 is much faster than I thought this tower will go up. Remember nothing in Raleigh gets built on time, expect delays. FNB tower was 10 years in the making basically.

How about 301 H? That went through a number too.

Now we just need a statement from the Nexus Project developers. They’ve gone silent.
