301 Hillsborough / Raleigh Crossing

I am willing to put money down that the “just one building, all residential” is gonna be a 5-over-1 beige apartment building. Who wants to start the pool??

The remaining lot size doesn’t really support that unless it’s really really small

No worries. the east facing apartments/condos/over grown closets (whatever) will have a great western view in the mirror wall of 301…

I DO hope that the proposed 6-7 story wood frame POS on the Hillsborough/West/Morgan Street block doesn’t get built.

From recent conversations with the developer the second phase will be high rise.

Any idea of what the developer considers a high-rise? :office:
I ask as it seems that most “news” outlets (N&O, WRAL, TBJ, etc.) consider 6 stories to be high-rises… :frowning_face:

The industry recognizes mid rise buildings as 5-12 levels and high rise will be anything above 13 levels. I would expect that phase 2 is well above 13 levels, it will be nice if it had similarities to phase 1.

A birdie says, height will be similar to phase 1 and all resi (apartments). Massings are being done now as a part of the design/cost process and construction not for another 12-18 months.

I’d really like to see it a few stories taller, I prefer height variation. But I guess @OakCityDylan is suggesting that is not going to happen. :frowning:

it will definitely be nice but I doubt they will take a chance at rezoning to go taller.

But the City did recently remove height restrictions… so they can stay at 20 stories and maybe go a bit taller? ( :slight_smile: ) Residential floors tend to be shorter than office floors, but isn’t Pendo only 18 or 19 stories so they could stay under the old height limit?

Residential slab to slab heights can indeed be shorter than commercial space, especially when dependent on the HVAC strategy of the office building. For residential, I imagine that the slab to slab height is more likely to be around 9-10 ft., while commercial is more likely to be 12-15 ft.

Is there not a market for higher ceiling heights in apts/condos? It certainly seems to be the trend in new homes, and I am just curious why there is no carry over - or little carry over - residential high rises. Costs?

I think that there is a market for taller ceilings, but I’m presuming that it’s likely more of a condo play than a high rise apartment product in a market like Raleigh. 30+ years ago, I’d say that the ceiling height (floor to floor) would have been even lower. With a 6 inch deep slab, a 10" slab to slab dimension still yields a 9.5 ft ceiling in areas that aren’t carrying HVAC, plumbing, etc.

You are correct they removed the height restriction. I think their phase 2 could be 20 stories and taller than phase 1 but they might limit the height themselves(fallon) because at that point it becomes money driven since it will increase costs and schedule. just my two cents

I think that it’s a fair presumption that it will be shorter than Pendo after they add residential floors on top of the floors already taken up by the parking garage.

If they would hurry up, they could easily get it rezoned to 40 stories. Would make sense to me to build apartments 30 stories tall, with the top ones having views over Phase 1 and charging out the ass for them too.

Forgot to mention the other day after driving by - but the concrete pillars by the sidewalk that were subject to complaints here due to their look were coated with a similar looking material / color as the rest of building. Looks pretty good.
